This is an example of a superior property faring well. I could post several in the same ZIP that did not fare so well.
FYI 1663 was originally a much smaller house with additions. It backed up to a very busy street. 1608 is a far better property.

One quick note, as SD R said I highly doubt that agent did 20 transactions a year. My guess is that 1 to 2% of agents do that type of volume and most have a team to accomplish it. I know an agent that does that kind of volume by himself and has for over a decade. He easily works 80 hours per week and is extremely shrewd. Agents that do that much business are not overpaid, they earn what they make through working hard and being at the top of their profession. I would estimate that less than 2% of agents make $200K incomes.The real culprits of the overpaid are often the stay at home mom’s that get a license and do 1 to 3 transactions a year working part time for friends and acquaintances. They are the same incompetent agents that thought it was easy because real estate always goes up. More often than not, it is these agent’s representing themselves who got into trouble.

ParticipantQuick update on NC Coastal from my last report on it 3 weeks ago. Active listings(527 from 492) and pendings (147 from 151). Most of this increase came the week after my last update and it has been the same for the next 2 weeks. Last year the active inventory increased by 57 homes over this period as compared to 35 this year. Still not alot of new inventory hitting the market. There has been a typical increase in the inventory as schools let out but certainly no running for the exits.
It is still very tough to find a decent 4BR home at least 2400 sq ft under 900K in the better shool districts. There are a few more choices close to 900K but only one near 850K and that house just fell out of escrow after selling in a week. Should be gone within another 7 days.

I think Rustico covered it. Not everyone tells the truth nor do they always know the truth. No amount of money should insure you from liars and fraudsters. with that said, when trouble occurs someone has fiduciary responsibilities they are expected to uphold. While each party will ultimately be responsible for their own conduct, the courts and plaintiffs looking for compensation end up going after deep pockets just as they do in any civil action.sdrealtor

ParticipantI meant to post this yesterday when i got my new report. The NOD report was about 82 pages long which is longer than it had been but it looks like last week was a catch up week from the holiday weekend.
