Participantvrud,
Great post. I had the same situation multiple time sin my career. At one point I was the top producer at a software start-up and watched one nitwit after another get a salary 50% above my own. I’m talking real nitiwts who never produced anything. from that point on I learned it was how you gamed the system and how much you were willing to ask for which determined what you got. What you are actually worth made very little difference.sdrealtor

ParticipantFWIW, I wouldnt take child rearing advice from Perry unless he suddenly disclosed he’s been kidding us all along and actually is married with a large brood.

Participant30% nominally on my house. Which is a nice home in a nice area with a big yard, well landscaped, quiet location and close to everything including great schools. My guess is its down almost 10% already from the absolute peak price I could have gotten. That will bring it down to an early 2003 price possibly a late 2002 price. If it goes down to 2001 levels that would be a 40% drop which I cant see happening.
I dont care about the rest.

ParticipantNice work Artifact. To answer your question, Some REO’s have always been included in the short sale count as many are listed with the text “Not a Short Sale” in the description. My search looks for the number of times the words “Short” and “Sale” appear side by side. As I’ve said many times, it is far from perfect. My intent was never to measure what cant be measured accurately without going through every single MLS listing but rather to gauge the velocity of the change in the distress sale marketplace relative to the overall marketplace. I believe this thread has and will continue to do that.
Not perfectly, but still usefull.
