ParticipantTime to update everyone’s favorite bellweather:
8/16 to 8/22
new listings – 14
back on market – 3Total growth in inventory – 17
pendings – 2!!!!! Hey where did everybody go?
expired – 6
withdrawn – 1
cancelled – 3Total decrease in inventory – 12
Net change in inventory – plus 58
The fact that there are only 2 pendings this week is pretty stunning. Perhaps we really do have a good bellweather here.

ParticipantSDappraiser,
Thats amazing! So the buyer was licensed also and likely knew what she was doing. BTW, the seller/agent is also a loan broker. Looks like most of that mess could be cleaned up by locking up two people.sdr

ParticipantBS Patrol here…
“Seriously, in 2000 I could have bought a home in S.Carlsbad west of the 5 for 300k. That same home is now 900k. In 2000, there really wasn’t much more land left to build on west of the 5 either.”
Cheapest MLS sale I could find west of 5 in S Carlsbad was 325K. That house peaked in value in 2005 around 750K at best and today the same model with a much better location is sitting at 685K.

ParticipantSD R,
I never heard of him. DOn’t know if you picke dup on this tidbit but he’s wasnt just a dual agent he was the seller also.It was a lousy location with no upgrades and minimal landscaping. Whoever appraised that home should be locked up with the agents and the sellers.
