The $1.05M was a foreclosure sale and was a funky house. There is no front yard as the that space is a driveway leading to the house next to it. With that said, its a low price for a large house fronting a golf course with ocean views. Not really a family house and huge mello roos but that looks like a pretty good deal. The market said NO to it for a long time asit was on the market for a couple years between attmepting to sell then short sell then foreclosure sale.

The one down the street is a nicer location and house (same model) with a better view IMO. Owner is a mortgage broker who is also losing one in DM Meadows. The above sale will pave the way for this short sale getting approved.

These houses have high mello roos and HOA with no community facilities, mediocre schools for the area etc. Even so these are attractive prices. The neighbors cant be happy.

My advice would be to get the best help you can whatever that looks like. If you find a full service agent that is better than a discount guy and saves you an additional 5% on the purchase price they are clearly worth paying more for. If the price is the same regardless of whom you use, the discount guy comes out ahead. If you are better than any agent go it alone. Just remember what they say about an attorney who represents himself.
