if you want to drink good limited production wines you need to have a good relationship with a good store. Meritage actually has good prices and even better ones for regular customers. Dont mistake selling higher priced wines at fair prices (which is what they do) with simply selling lower priced wines. They were selling the Almvs& for $30 which was an absolute steal for the quality it is.As a frequent shopper, I get 10 to 15% off everything in the store and they have weekly emails for great wines some of which are great buys under $10. Last weekend for $20, I was able to drink as much as I wanted of about 30 different wines at one of their invitation only store specials. Many of these wines were over $40/bottle and they even fed me to boot.

Its not a trick. Try to find a house you love close to your price range and let me know when you do. I’ve been doing this long enough to know how hard it really is unless you have very low expectations. Sure there will be more than one but at the bottom there will be more than one buyer for that one also.Also all the advice from RE agents was not very wrong the last 5 years. The agents around this board have been telling sellers to sell sooner than later as prices are falling and will continue to do so as well as telling buyers to be patient and wait for what they want at a price that makes sense to them.
