When I said Scripps is just as expensive as NCC I was referring to the class of home you are looking for which was relevant not the high end areas which exist in Encinitas but not Scripps that are far beyond either of us. With ocean front properties and ranchitas in Olivenhain of course there are alot more $1M properties but thats not what you are looking for is it (wink, wink). However, and you can correct me if I’m wrong, you are looking for 4BR and about 2400 +/- sq ft on 1/4 to 1/3rd acre with no HOA or Mello Roos. There are plenty of homes like that in NCC that would compare favorably with Scripps in every regard including pricing but thats not what you are looking for is it…

ParticipantI’ve got a property in escrow around 500K. I just spoke with the buyers agent and last weeks interest rate improvement saved them about $300 a month. Thats real money in my book.
