ParticipantSingle family homes can now be had in the low 500’s on nice size lots with Low/No HOA or Mello Roos fees in the Encinitas/San Dieguito school district which are generally regarded higher the C’Bad. Dont know if Tramonto will get down to the 300’s (I think not) unless it is really trashed and in a horrible location.
As big as 2nd wave is, the holders of those loans have things most of the sub prime holders did not. Things like assets, savings, jobs, supportive families etc. not that there wont be failures but the rate will be considerably lower than that of sub prime.

ParticipantIt will probably all be gone but isnt sharing one’s passion half the fun. I’d be happy to share one with.
BTW it was The Wine Club not Wine Company
Update: 6000 cases made and reports that some Costco’s have it for $19.95. Might not be quite worth 95 pts but a wine this good at this price is a rarity. If you see it, grab as much as you dare.

ParticipantOK Piggies
Here is a monster deal if you can find it. The 2005 Columbia Crest Reserve Cabernet just got 95 pts from WS but it hasnt been published yet. It is spectacular and could have been a Top 10 wine in their annual top 100 list if it came out earlier. I just picked up a case at the Wine Co. in Santa Anna. It was $24/bottle. Run….don’t walk if you can find it.sdr
