ParticipantI had clients who sold their home in Vista 2 years ago and walked away with $100K which is more money then they’ve ever seen before. They moved to Lancaster?palmdale and I begged them to rent. For 2 months, I begged them to rent and told them it would be life changing if they would listen. They didnt listen. They send me messages now wishing they had. its a disaster up there.

It’s very habitable. It’s a 2BR/1BA house that rents for about 1200 to 1400 per month with two non-conforming (i.e. unpermitted) bedrooms and a bath added that previously rented for $450 and $250 per month. Thats about $2,000. It is also on a large lot (about 15,000 sq ft) in quiet tucked away location that may be splitable sometime in the future. I’ve gotten 20 calls a day on this one since putting it back on 5 days ago mostly from FHA or VA buyers which i am trying to stay away from. I’d really like to find a buyer that wants to be a slumlord.December 18, 2008 at 6:02 PM in reply to: Fed empties the Armory, expends all ammo, housing has bottomed. ParticipantThe value they re-assess at is not the current price but rather a previous price. I believe they attempt to use the mid-year i.e. January 1st price but dont quote me on it. You should be able to find the answer at the assessors website.
