Did anyone go to the Phase 2 release?
What are the current prices, did they sell out again?
Also, how long is the waiting list?
As this is one of the free remaining new
home tract in 4S, I think they will continue to
do well.
I was there for a bit of Phase 2.
Prices are about the same as Phase 1, but you don’t get any of the included upgrades (generally was a couple grand). So slight ‘hidden’ price increase, and you start with a flesh slate for upgrades.
I assume they are trying to move them as fast as possible while the market is still moving.
Last I heard they still have over 100 pre-qualified non-contingent on the waiting list.
The preferred flooring company Interior Specialists is a complete joke though in terms of pricing. You are better off doing a rip and replace of the stock carpet/flooring – the carpet that comes standard is really, really bad and their pricing for everything is 40-60% more then the same installers doing the 3+ million dollar homes down the road.
So you have to add in a couple grand above and beyond what you would normally need to do for flooring upgrades – which is disappointing.

sdnerdParticipantThanks for the additional information ocrenter.
The most popular Andalusia plans (2 & 3) went for ~$640-660,000 with the 1 story going for ~$620,000 so certainly lines up +/- a small margin with your numbers.
I really liked both single story plans; very nice and hard to find!

sdnerdParticipant
… Remember 4s ranch is fireproof though. Congrats on the purchase regardless. Some great parks over there.
Thank you for showing your true colors and projecting your apparent frustrations.
Fire is always a concern in San Diego. My personal preference is to be surrounded by foothills vs. cinder box vegetation like RSF or urban jungle like MM. To each their own, every location has pros and cons.
We love the surrounding community, schools, etc, and the floor plan is everything we’ve been looking for the last few years. At sub $200 ppsf for what is in our opinion one of the nicest developments in the area we are quite pleased with our purchase.
