ParticipantYou might consider a buyers agent.
This is an agent that does not list houses and does nothing but represent buyers. I used one for my first purchase and would do the same again if I needed an agent. She is no longer a buyers agent – she now acts as a listing and buying agent, but is one of the most professional people I know.
I’m not sure how to find a buyers agent, though. Ask around.

ParticipantIf I’m a renter and don’t want the LL to sell the house out from underneath me, a two-year lease isn’t all that bad.
Lots of LLs who purchased in the last couple of years will find themselves really wanting or needing to sell in the next two years.
Ask to put something in the lease to make it have some “teeth” for you as well – like if they want to break the lease to sell it, they owe you a month’s rent and moving expenses.

ParticipantI agree, but that isn’t what caused this housing bubble.

ParticipantI give up – if you guys want to think that currency de-valuation due to the Feds increasing the money supply is at the heart of house price increases in San Diego, go ahead. It has some effect, but the Asians and the credit markets are at the heart of the matter.

ParticipantWhen you say this
“The insane increase we have seen in the money supply (absolute change) is what has caused housing inflation”
Are you talking about money available for people to borrow for the purchase of a home or money that is printed and added to the overall supply of dollars?

ParticipantReally? Then why aren’t rents down if the dollars are worth more?
