In Pacific Beach and La Jolla, houses are selling easily for three times their 1996 or 1997 prices. 3x nominal equals 2x inflation-adjusted, approximately.

If this is a good example, this would mean the number we’re really “approaching” is 1.5x? Does this make this asset class cheap?

I suppose I could get pissed at my realtor, but the things I don’t like aren’t in his control either.

Again, I don’t know what the right alternative is, but it just seems like there should be a touch more transparency. I’ll try to think about that though and determine what, if anything, would have really helped me. It certainly doesn’t seem like the biggest transaction of most people’s lives should be a blind auction.
