ParticipantOh, I think you’re absolutely correct on that point. I think people have talked around this scenario, but not necessarily talked it up.
Such buyers still take a pretty significant property tax/mello roos hit and they unfortunately pick this as what will probably be a bad time for a “move up”, but it won’t kill them financially. Some might go back to living paycheck to paycheck, but they can “afford” it.

ParticipantFunny you should mention “Temecula day” in 4S Ranch. I’ve actually noticed that Hendrix Montecastro is party to a few NODS in 92127. Nothing in 4S proper yet, but it’s made me wonder how broad geographically the whole Temecula scam is.

ParticipantSDR– Resellers are definitely coming down in price in 4S. Sure, there are still a lot of wishing prices, but there are others that are priced to either compete with new, or at least less than what similar properties were listing for last year.
(and I know you know your stuff. I just follow this area very closely)

ParticipantYes, SFRs are going for high sixes, low sevens, so good luck to Standard Pacific on the duplexes (Cassero) and detached condos (Bridgewalk).
They’ve got like 5 of the Bridgewalks with upgrades on the MLS right now. Casseros are still below six. I’m sure if you checked model for model, upgrade for upgrade, incentive for incentive, you’d find they’re cheaper now (but why waste your time?)

ParticipantThere’s a shiny new Maybeck with upgrades on the market right now listed at $716,665. It’s 125 square feet less than you seem to need, but you should buy it now before you can get it for something in the sixes.
I heard they thought they could get eight for it, but they wanted to be nice guys…
