ParticipantWith regard to Torrey Highlands, I’d recommend what’s north of the 56. The four developments to the south have no real ammenities–there’s a couple of dog parks, but that’s about it.
It’s bounded on one end by section 8 housing (but at least they have a playground!) and on the the other by the four large office buildings. Being close to employment is certainly nice, but being directly adjacent to it ain’t so great.

ParticipantDon’t worry, they’ll go lower. A little over a year ago, the exact same houses were selling in the mid eights to low nines, just with a different name. I’m confident we’ll see these in the sixes. Be patient.
Even if these are close to their final phase (of which I have no idea), plenty more just like them will be built.

Participantnor is it a grammar blog.
but seriously, folks shouldn’t worry about misspellings here. Now, for a good laugh, check out the MLS. I am blown away by listings for million dollar homes with basic spelling and grammar errors.
If a realtor working for me wrote a lot of what I see, I’d fire him on the spot.

ParticipantBuyerWillEPB– I think that’s exactly what one needs to do. I find it both a little amusing and sad that people continue to overextend themselves because they think they’re getting a good “deal” on prices compared to a year or so ago. How about considering what a great deal renting can be? Especially confounding are the first time buyers since they must be renting already…

ParticipantThere have been significant drops in both 4S and Del Sur this year. Alcalas, for example, were around $800K at the beginning of the year, now they’ve been selling in the low 7s.

Participantsdr– You know, I spent some more time “looking” at Encinitas and I think I do, indeed, have a lot to learn. This place seems very typical of a significant portion of Encinitas and I can see how it might be better in some ways and worse in a few others. For all I know, maybe the 2006 buyer got a really good price (for the market) and the 2007 buy was still good, maybe just not as good.
Although, I still question any home that sold for more this year than last, I don’t care where it is in the county.
I have a lot more to learn if I start to think I’m really interested in living up there. Thankfully for me, I’ve got plenty of time…
