ParticipantI cannot think of a more rational thing to implement. We have been discussing this measure for months, dare I say even a year. This is not any scare tactic or anything of the sort. In fact this is something that provides more transparency to the market for consumers.
Just because there is a listing that has an offer into the lender doesn’t mean that you the buyer have to pass on it. You can call and see if you can submit a backup offer
As I recall a few months ago there were all of two people who stood here and posted how the effective active inventory was much lower then what everyone thought. In fact that entire thread got pretty nasty. If a measure like this was in place back then, we would not have had to debate about that because it would have been there for everyone to see.

ParticipantThose buyers who are patient and understand the lengthy process and frustrations in the end, usually end up getting the house on a short sale. I have seen a few heartbreak cases where a buyer gets bamboozled at the last minute by a cash buyer.
Most of the time it is simply patience and persistence. sdr carries alot of short sales, so he can comment on his. I have two short sale listings right now that are alot of work for me but they are grinding through the system. Personally the problems I am facing are more with the seconds then the firsts but like I said they are moving along. On the buyers side I am at the mercy of the listing agent. I do believe that the listing agents on the other end of the short sales I am in for buyers do not work as hard as me. Not much I can do about it but I contact them regularly and ask them to check statuses.
The fact of the matter is that for many places, take PQ for example it is laughable. If you wanna home in that 500-600k range good luck. Go to the beach and come back in October and hopefully we will have better inventory due to foreclosures. 6 months ago was the right time to buy. I am not saying the market is going up or you will be priced out forever. Just saying that right now, unless you move hard, move fast and come in strong, be prepared to be heartbroken.

ParticipantThis is one of those where knowing the neighborhood pays off. I saw the sign on this home go up the other day. The problem is that this part of Magnifica is not the part you want to live on. Yes it is great you are literally across the street from jerabek but the street is super busy during school hours. Also on the weekends when little league is in full swing there is plenty of traffic because of the park. I take my kids there all the time. We live off of semillon on the other end of magnifica.
Anyways that is just an fyi for you. To me scripps is unfortunately overpriced in a big way.
