ParticipantYou get the trustee deed within 10 days. When the trustee deed comes there will be a cashiers check for the “change” with it.

ParticipantThis was already posted on another thread by a intuitive poster but if you look at the stats for june trustee sales it was the largest increase for a long long time.

Participantcaptcha the addendum you have brought up is on par with others I have seen. You also did not mention if they were going to pay for a termite clearance. I have seen some that would not even do that, and they only gave a 10 day contingency period. Assume also they will not pay for repairs as well, you can try to ask for them, you never know. Also there is more then likely a penalty if you do not close on time for 100 bucks a day or something like that. Finally they will ask for a release of liability from mold, pests, acts of god, and pretty much anything and everything the planet can dish out.
However, yes this is all pretty normal.

ParticipantWhat I can tell you is that trying to tell who is doing what at the auctions by what they have with them or how they look is useless. The fact of the matter is that pretty much everyone there is looking to purchase and resell. Very few if any are making a primary purpose. Some do it themselves, some are doing it as representatives for larger groups. Young or old, notebooks in hand or nothing in hand, they all are in that category. The only other category are a few people looking at the process to learn it, and a very few primary buyers here and there. It was not me there today. I have been there alot but not today.
