I have been in this listing. I forgot how many offers on it because I called recently but it was pretty active. I do not have anything groundbreaking to say as the previous posters have already covered it. PQ is and always will be a destination for many people as a cheaper yet pretty much quality alternative to 4S and Carmel Valley. Indeed the bounce in PQ in my mind has been stronger then the bounce in 4S and CV for this year so far.
The bottom line is that if you are going to buy now then you WILL overpay if there is anything redeeming about the home. It is simply a matter of crappy supply and this IS A MANIPULATED MARKET. I do not believe the market will up and run away on you so if you can wait then wait. Don’t sweat the 8k tax credit as I will be willing to bet you that there will be another incentive on the heels of this one expiring.
If you think PQ is going to do an abrupt 180 and plung back down to where it was 6 months ago then wait. I do not think it will but everyone has thier own opinion. I think that down the road if there are interest rate disruptions then yes PQ can head south but that will be at the cost of a higher rate. If you have large cash reserves you are in the catbirds seat.
You need to measure out what is right for you in terms of having the home verses waiting for the bottom.

James I think high end/prmime areas is kind of subjective. To me high end and desireable are used in an interchangeable manner but I am not so sure they should be. For instance Rancho Penasquitos is desired by alot of people but by no means should be considered high end. Single family homes are in the 500k and up range out there although there are some twin homes cheaper out there. Also 4S Ranch is desireable and has single family homes in the 600k and up range. Encinitas is very desireable and has older home stock but also in that price range and up.
To me, high end is in the 7 figures and up range. I think that there is a very probable that high end will continue to collapse. As far as other non high end places that are desireable… well that is a trickier one. There is no doubt alot of foreclosures out there, alot of shadow inventory as well and more coming. Lots of unemployment as well. This is countered with a lack of inventory and a government that will throw the baby out with the bathwater in terms of trying to reinflate the market. How the inventory is disposed will be an interesting scenario.

ParticipantParamount I kind of agree with your analysis that over a longer period of time things will keep deteriorating.
One thing I always think to myself when reading the cataclysmic posts is that I think people revel more in writing about the worst happenings then anything else. Because in my mind the reality of the situation is, if things are that dire and become that bad, we are screwed. Honestly do you think a couple of handguns, a garage full of tp and kraft macaroni and cheese, a portable honda generator and 100 gallons of water will sustain you in our “new society”.
I can see it now, the govt is rounding people up but no they cannot root out old SD Realtor from his Scripps Ranch compound because it is so darn well defended.
I mean honestly come on guys? Now if someone posts that they have bought a plot in Idaho, have the well up and running, have a few thousand gallons of fuel, a couple acres of land, and have moved into an area with many well organized neighbors, have livestock, medical supplies, and are prepared to live alone for a few years, then I think you have a chance. I was talking to my cousin and he married a Mormon woman and he has a pilots license and a plane. He does have half a chance as well.
However I think it is close to laughable thinking that you can stock your garage with supplies and will be able to hold off federal forces, or even roving hordes. How do you cope with things when they shut off water and utilities? Will your generator run nice and quiet so nobody hears it? Seriously…. I guess it is all entertaining and maybe you feel better about yourself when you look over that fully stocked garage. Personally our garage is stocked but it is for earthquake prep. I have a few weapons now but I do not delude myself thinking that Fort Pinot Noir is impenetrable. Nor do I think that things will really suck but only for as long as my supplies hold out, then they will magically be better.
I think life will change and our childrens life will be much worse then ours. Indeed maybe we have the calamity that some of you seem to almost hope for. The problem is if we do you will not even be able to get on line to post how right you were.
