Participantrired I think you guys will be fine. Your response about what you get for 1-1.5M is very typical of people who relocate. It is an eyeopener to say the least.
My advice is continue to poll people about the area without making any commitments. I know a few posters who relocated and did it the right way. They came to town and rented here for quite awhile before making a purchase. I would advise for you to do the same.
They also asked for advice on locations, schools etc and watched the thread degenerate. There really is no rush and you can sample the different neighborhoods.

ParticipantI don’t like the residual airport noise that prevalent in Ocean Beach. To me that is no deal right off the bat. I also think that family of 6 is going to want a larger home with a larger lot. This is also something that is harder to come by in Ocean Beach. Most families with 4 kids also are looking for a particular level of construction quality. OB has a predominant older housing stock and there is a higher probability of needing some remodel or construction then other locations.
I am not big fan of suburbia either and the beach communities in coastal San Diego offer a pleasing respite from that.
Based on experience of what I am asked for by families seeking to buy a home in San Diego, I have never been asked by a family with children to relocate into Ocean Beach. I have been asked by people without kids to live in Ocean Beach, (both younger couples and empty nesters). The predominant destinations I get asked about are those that the poster originally listed.
Without know what the OP likes, I have to run on assumptions. I then really on the numbers rather then the outliers.
The question is not whether you or bg like raising your kids. Nor is it where I would choose to raise my kids. It really is where the OP likes to raise their kids and what kind of lifestyle they want for the children that they have. I think a more rational answer is one like I posed which is come out here first. Live here and rent for awhile before you make any decision.

ParticipantYou seem to like to make classifications. OB is great place. Very much like Venice Beach in Los Angeles where I grew up.
It is not the place where I would raise my kids. Not because of the culture but because of other reasons which would be a waste of time trying to explain to you.
I don’t steer people, people steer me. You seem to like to make plenty of accusations and assumptions. Especially given the fact you have never lived here, never met me, nor dealt with any of my clients.
Hope you will honor the terms of our little wager.

ParticipantThat is fine, your agent writes up the offer, you submit the offer with a photocopy of a deposit check. If your offer is accepted you go see the home. If you want to move forward then you go to escrow and deposit the check. Once again, you seem to have some fundamental issues that honestly will lead to you losing out on opportunities. I do understand that it is always easier to stick to your guns and complain. Nobody says the system is fair or works. However learning how to take advantage of the system usually leads to success.

ParticipantThe deposit is not required until the offer is accepted. In most cases you simply submit a photocopy of the deposit check written out to “escrow”

ParticipantIn crazy markets like this one, those who go the extra mile will usually get the home they want quicker. Those who whine and complain will have plenty to complain about while they miss out.
There is not a right or wrong here. Buyers make their own rules as to how much they want to pursue a listing. If you don’t go look at the home, then you don’t know if you missed out or not.
Try not to forget the seller does get to make the rules about showing their home… after all it is their home. If you don’t wanna deal with it, then don’t go see it.

ParticipantIt takes all of a few minutes for your realtor to write up an offer and then write contingent upon showing. They can have you docusign it…that takes another 3 minutes.

ParticipantIf I were you I would not make any decisions until you come out here.
I would also think 3, 4, or 10 times about places like Ocean Beach if I were raising a family. Similarly many families that send kids to Pt Loma don’t live there. The La Jolla schools mentioned are fine. I like sdrealtors suggestion as well. However please, do yourself a favor and come out and look before you start making any plans.
There is good advice to be found on this board but you need to wade through alot of other advice made by people who like to think they are expert on any and all opinions.

“How about just giving even more cheap credit to well qualified borrowers? We’ll clean up this mess by buying…”
Plain and simple.
If there were no loan mods, and all of the foreclosures could have happened in a normal manner, and cheap credit would have been available to those who were REALLY QUALIFIED then we would:
— Have a much healthier market.
— Seen all that distressed inventory get absorbed
— Let the housing market operate more freely.
— Rewarded those who have saved money and been prudent with fantastic real estate opportunities.
— Formed a much more solid foundation for the entire housing market.This would have been a back to the basics policy where owning a home was not considered an entitlement but rather a reward that was earned.
