The poster may want to check on the location of the property as I know this area well. The home backs to Carmel Valley Road as well as the 56 freeway. Not so sure there will not be some road noise associated with this house. There are two liens, one with SDCCU and the other with Wells Fargo. The second will be with Wells Home Equity. The first is for 846 and the second is for 55k. I have not worked with SDCCU yet but it sounds like sdr has and he implied that they are reasonable to deal with. I have worked with Wells Home Equity and they were okay to deal with, we got the deal done.
Nice price but I am not happy about the location with respect to the proximity of the freeway and CVR.

ParticipantActually the regular buyers are the least of your problems. It is the people who will sacrifice return on the purchase just to get a home. They end up driving your prices up more then the regulars. Regulars have a threshold of return at which they will simply stop bidding. Those who are more novice tend to be the ones who kill bids.

I think that the answer is some of both plus other reasons not stated. Could be divorce, could be relocation, could be empty nesters, could be lots of other things.
That question is similar to where do all these buyers get all the money to buy homes at these crazy prices?
It is definitely a frustrating time. Also as the rising market has floated some people off the bottom, we are seeing a bit more traditional sales numbers. Not much mind you, just a bit. Some people see that as an opportunity to bolt.

Participant090053451 – mandatory remarks do not say it is a short sale. from the tax roll the first is 580k and the second is 108k. They have either paid down the second or will come in with cash to close.
090067439 – not a short sale. first is for 359k.
090057332 – not a short sale. you do know this is a sold home right? the first was for 450k.
090038039 – not a short sale. this is pending. the first was for 800k.
090053529 – not a short sale. this is a sold home as well. the first was for 820k and the second was for 75k. They may have paid off the 75k or they came in with cash.
090062337 – this is a short sale according to the remarks.
