Participantsdnerd congrats. I was amazed at the number of people there on the model opening. The sellouts of the first phase by no means surprise me. It will be interesting to see phase 2 and 3. Good luck.

ParticipantHibiscus tt is a common generalization people make when trying to make a statement of overall market behavior without really knowing or investigating the submarket that is being discussed. North Poway is quite impressive in my book but then I have been looking there for quite awhile and know it because of my work.

ParticipantHi Uneven –
Didn’t mean to be obtuse but yeah it never hurts to overemphasize that you don’t know what you don’t know.
What is irritating though is that frequently there can be detachment between seller who is the lender and the asset manager who may work for a liquidation company and the broker who lists the home. So perhaps that broker enlists a company to trash the home out and maybe a handyman to rehab it. Perhaps the asset manager knows that but the lender may not know that for awhile. The lag time for the lender finding out may be a few weeks or it may be instantaneous.

ParticipantSold in 06 for 757k. Went to trustee sale in October for 535k but nobody bought it so it went back to the bene.
Uneven yes the comments you spoke of above are generally standard for bank owned properties. I have heard of stories where an reo property was sold and there were open permits and after the sale the new owner brought the bank to court to clear the permits. However it is in your best interest to check for open permits to save the hastle.
So yes this is customary. Also as with any REO, if you do get into escrow they have a nice comprehensive release of ANY liability for the transfer of the property.
Also how can they disclose anything about the property that they do not know about. They have never lived there, they don’t know if the neighbors kid deals crack or has a band, or if there are mold in the walls from a leak 3 years ago that has been neatly covered up.
Now if there is something they discovered when they owned it they have a duty of disclosure. However again, when you buy an REO that is part of the fun of it. Just be as comprehensive as you can with your own diligence.
Personally I am not thrilled about this side of Mt Helix but it is what it is… It will be interesting to see what this one goes for.
