ParticipantCabal, the same thing is true for Del Vino as my last post… OCR I am not sure if it will be a better play after foreclosure. At the auction yes I would agree with you. I can see an opening bid maybe at 1.3 or so but once if goes back to the bene I bet it comes on the market at 1.6 or so and it wouldn’t surprise me if it goes. The Mesa Norte home went fast in 08 and although it was bigger, it wasn’t in the best of shape and the outlook was more dour at that time. Hard to say but I guess we will see.

ParticipantCabal we actually discussed this very neighborhood but it was back in 2008. I had a client who put an offer down on the home at 6473 Mesa Norte. That is the one with the super long driveway. My client ended up getting outbid by about 25k. That home went for 1.775 and is 1200 sf larger then 6508. Now 6508 is a bit further down the cul de sac then 6532 which is contingent at 1.695…
As for the neighborhood? Well yeah I think I could put up with it… Seriously though, yes nice neighborhood. I have not been out there since the Mesa Norte offer back in 08 and honestly I don’t recall if there was 56 noise up the canyon. On that side of Mesa Norte there would be less then the other side.
Really though they are nice places. I do think they will still depreciate because they are predominantly new money and that is the riskiest type.

ParticipantHmmm I could have sworn earlier in this thread you wrote the bailouts worked… something about progressives doing what works and preserving the status quo and keeping millions from falling into poverty.

Funny how it is always convenient to remind people about this mess not being originated by Obama.
Try to read what I wrote, they are all bad, libertarians are not progressives, not republicans, not democrats. No party lines Brian… they all suck. It doesn’t matter who caused it.
What matters is reversing it and we are in no way going in that direction.
