ParticipantBasically lease options are heavy favorites for the sellers. It is a good way to make money because the odds are VERY substantial that the buyer does not exercise the option. Similarly there are always complexities with the pricing and appraisal valuation because none of them can be really decided until the option is exercised. Anyways tough call on MM verses CMT. MM gets a bad rap by mostly uninformed people or people who rented in the not so great areas. For the most part, people who have lived there a long time and know it well are those who I would listen to. Good resources here as AN knows it well and sduuude knows CMT. In terms of property valuations I could dig through solds and solds and solds but…well I am a bit tired right now. I really think that the differential in the areas is something I would need to reconcile with myself/family more then anything else. The neighborhoods are really really different. Of course the housing stock in CMT is much older then MM so that is a factor. West MM on the canyons is okay, I have lived there when our kids were infants/toddlers and we would take them to the park at the end of Camino Ruiz alot. The neighborhood is quite diverse with a mix of Asian, Indian, and Russian folks. I think CMT will get you a bit larger lot and if you can get a nice place on one of the mtn streets on a canyon, well that would be my choice. Still that is simply personal and don’t take it for any more then that.

It has been quite an odyssey for you with regards to your home search. I don’t have any sage advice for you. I think Clairemont provides some value for homebuyers that is hard to find these days. I will not comment on the schools because there has been lots of discussion about that. I really like sduudes recommendation to rent before buying, I think that makes alot of sense but I your resistance to do yet another move is palpable and I can feel it through the monitor. You do have the UC townhome option as you said. There are alot of them to choose from and lots of families send their kids to Doyle. I bring my kids to the park there when we visit grandma over at UC Regents. Anyways, as I said at the beginning of the post I have a soft spot for Clairemont because of the lower pricing. I think there are alot of young couples looking to buy there because of the pricing.

ParticipantFLU the only experience i have with commercial is with leases. You may want to check at SDCIA as there are alot more investors on that site and post your question.
