Participantstocks very interesting article. I follow another former posters blog who feels the same way about gold (and etfs) that you do. He preaches futures rather then etfs due primarily to liquidity.
One question, is your statement regarding etfs, extending to the negative correlated ones. For instance SQQQ a HIGHLY leveraged and risky etf. Even if it is downside are you saying that in a flash decline the market can simply say tough luck the etf gets nothing. Is that because of the leverage?

ParticipantCAR rights and privileges are tow different things. Home ownership is not a right. You are pissed because you compete with flippers in one of the most desireable cities in the entire world. You CAN buy pretty much anywhere else on the planet. You classify flippers as wealthy? Some of them are and many of them are not, ME included. I am sorry but this conversation has digressed to a level I am very…. disappointed in. Listening to you lump flippers in with a small group of elite wealthy individuals is out of my league at this point.
Your country is run by a small wealthy elite group of individuals and I bet not one of them is a flipper.

ParticipantI absolutely agree with you about buying at TS not for owner occupants but I think there is a qualifier there for people who are savy enough to understand the risk and proactive enough to mitigate it. As you know this takes time, money and alot of elbow grease. People in default are not friendly to potential buyers but offering them some cash for an inspection for a few hours is not out of the question. Again, I am more of the opinion of be wary, and maybe TRY, and like you said, this is not for everyone. Yet for a few people who can roll up the sleeves, understand the risk, and maybe get some professional help to mitigate it, there may be opportunity.
