I guess I have a little advantage as I can look up who owns the home and some other details. The best filter mechanism is to simply ask the poster the name of the company they work for and the contact info. Then ask them a few questions about referrals and references.
Out of the 9 leads my friend sent me all 9 of them were scams and they all were like you mentioned, asking for a western union or moneygram payment upfront.

ParticipantSounds like a pretty bad situation.
My advice though would be to not play the, “do whatever you want” card. If you are gonna buckle and buy the home then being proactive and being a part of the process with your wife will play out a whole lot better then pouting and saying do what you want and I will go along for the ride.

ParticipantJP as sdrealtor said some do and some don’t each situation varies and depends on how the lender wants to handle it. Also read up on the mortgage debt forgiveness act. I had posted a link on here awhile ago but not all the debt is forgiven carte blanche.
