The distortions caused by market maniplulation make it oh so impossible to forecast when a major decline will happen again in housing. Clearly the govt has shown that can and will fight off natural causes in any way they can even if it means zombifying the banks and lenders and plundering the tax rolls. Until the bond market distorts it seems the manipulation can continue. However once the bond markets do distort and mortgage rates jack up, there is nowhere to go for pricing but down. That will finally initiate the needed cleansing. It will be awhile though.

Look do you wanna get a home or do you wanna get a good deal> Everything varies… If it were me and I were single maybe I buy there. If I am a married couple and gonna have kids or already have them not a chance. However that is me!!! To me it is more important to have a yard and be able to do stuff with my kids in that respect. I love animals and have cats and dogs and stuff and that is important to me as well.
Could this be a situation where you buy now and sell in a year or two to step up? Perhaps but to me that strategy is not good in this sort of market, way to many variables to think that could be a viable course of action.
Another thing is HOA So if I have to cough up 220 a month for HOA could that 220k be used better towards purchasing an SFR?

Again it boils down to personal stuff at this point. Scarlett I don’t know your personal situation, kids, schools, kids in the future? etc… So to me these are important variables that help shape the decision. Think about what type of neighbors you will have in the complex. Probably decent.
The large unit at the current price has been on the market 81 days. So why hasn’t anyone scooped it up at that price? Ed Prehoden does a fair amount of biz in Scripps. I went to an open house of his 3 years ago and he was telling me prices will double in 10 years. So that tells you about him as a listing agent.
You will get some noise in the complex from Pomerado but not that much. Moreso from Willow Creek.
It is a tough call as you guys have been looking for a long long time. If it is for you guys alone I guess okay but condos get small fast when you have kids so if you have kids I am not sure. That is just me though, I think there are plenty here who have kids and live in condos and have no problems at all.

ParticipantI think that we would all agree that if the housing market would have been left to operate in a less manipulated manner we would be much closer to a bottom then we are now. We would have experienced much more pain however we would have cleaned out the wound. We would all agree that the TRUE SOLUTION to the housing problem is simple, prices need to come down. How we get there is more complex.
Don’t be so quick to think that the republicans are any more agreeable to a true free market then the dems with respect for housing. To me that is naive and misguided because both parties are simple puppets to wall street. I don’t think that there will be a major change no matter who is in office.
Here comes the new boss… same as the old boss…
