Did you hire the agent or did your employer or did the relo company?
How many showings were there? Did you receive any offers? Did you verify the agent marketed the home on the local MLS?
I would sit down with whoever hired the agent and discuss a strategy. Perhaps even talk to an attorney.
You could treat this as water under the bridge and this agent will continue to act in this manner. Or you can be proactive and try to at least make sure the next person who works with this guy will not get screwed.
See many people like to bitch about realtors and how bad we all are and guys like this perpetuate that. However it is within the power of people like you to take those who commit crimes like this to task.

ParticipantWow… As sdr said all states have their own real estate laws. Also you may want to contact your relo company as well as your employer to let them know what happened. They may have some additional resources that they can use to investigate this further. Have you contacted the broker as well as your agent and said WTF is going on here?

ParticipantWhat also is not discussed here is that as a buyer you can be unrepresented and essentially represent yourself. However it is unlikely that the listing BROKER will want to risk doing the transaction with you. If I were to list a home and a buyer came and was not represented I would not take the risk. As an agent there is way to much liability when you are working with an unrepresented party on the other side. Many people here wonder why the documentation process in real estate is so bulky now and it is simply because of lawsuits. Whenever I take a listing I tell the seller up front that the buyer must be represented. Not even a question nor is a few thousand bucks commission worth that sort of liability risk. My advice for the original poster is to approach the listing agent and work directly with them and try to squeeze him for some bucks or find a realtor who will rebate you some commission back as there are plenty out there who will.
