ParticipantLoan mods are not generally “given away” and there are underwriting guidelines that apply which include employment, income, viability of maintaining the loan, etc… I just obtained a client who owns in Oceanside and she did a loan mod last year, and is now short selling.
What your friend should do is figure out exactly what they can afford and if a loan mod cannot bring them down to affordability, they should most likely sell. In the end it is most likely a moot point because it does not sound like they will meet the criteria needed for the loan mod. (which may be in their best interest given the rate of recidivism for loan mods)

ParticipantI dont mind commutes that are mindless. However commuting down like Pomerado and then through Mira Mesa is kind of a drag. Sitting on a freeway to me is not as bad.
AN the listing you posted backs up to Town Centre. Not a quiet road.

The govt is also in the freeway building business, the road building business, the business of education, and pretty much anything else you want to stretch it to. I mean transportation funds are drawn from taxes and allocated to states who then contract out the jobs right?
Perhaps all businesses should become nationalized and everyone become a federal employee?

ParticipantIf you like you can also hire a termite inspector on your own to come out and inspect. Generally the inspections are free. You can also contact the inspector on the report you were given and ask him to come out as well.
Would have to know more about the situation before I gave a yeah it is okay. Depends on the where the damage is and the extent of it. 4300 is a little more then average, I would presume about 2-3k for the tenting and the rest for wood remediation. Depending on the type of roof you may want to make sure they purchase the roof insurance when the tent so that you don’t get stuck fixing broken tiles. Go up and take pics of the roof before then tent as well so you know what it looks like.
