Bigger, great view, quiet culdesac, new windows, new stucco, new roof, new heater, new garage door, new hardscape, new bamboo floors, new a/c, new fences, new landscaping, large bedrooms and Photovoltaic solar so you have ZERO electric bill.
That IS a nice find, sdr, AND a better house, except that it’s already taken. It appears to have sold for $499K, the seller’s purported asking price. I maintain that Scarlett can eventually find a property in UC for $499K, so WHY BOTHER to shop to San Carlos in the SAME price range?? SC would only be worth it for these buyers if a similar suitable property could be found there for =>$125K LESS in purchase price than one in UC, IMO.
That kind of house and size I would like and it will suit us so much better than the ones I’ve seen in UC so far for 500K. If the prices are going to drop in UC, we may see thar kind of house, of 4 br > 2000 sf house at 500K in UC – which BG doesn’t think it’s likely to happen any time soon being so well established.

Participant

. . . San Carlos is way too far for working in La Jolla.
Scarlett, why don’t you or Rhett clock it by going out there before 7:00 am one morning and driving in taking SR-52?
I was wondering about this also but it would be interesting to see if it was 30 mins or less to the UCSD area, door to door. It very well might be if the Golden Triangle area can be navigated thru timely.
San Carlos is very well-established and NOT a fire-prone area. I haven’t looked at recent sold comps but $350 – $375K seems to be a good price for this property (barring any structural defects), considering it already has (likely $15-$20K) new windows and doors installed.
Why don’t you at least do a drive-by? You have nothing to lose besides a little gas by going out there this weekend :=)
Sure, there are many places within 30′ from La Jolla at NON-RUSH hour – and I am not looking in those. Carlsbad was one of those. We would not be able to swing our schedules that much all the time. We’ve tried now, when we are close to work, and it doesn’t quite work out well – since I may go in early but people who I need to talk to/meet favor a later schedule. This particular home (which may be a good deal, but it doens’t appeal to me and it’s too small anyway) in San Carlos is about 20 miles from work, and Google puts the drive time just around 30′. That is at non-rush hour. 52 backs up horribly at rush hour, I have experience with that. So it’s double that.
Another minus – it’s probably much hotter than UC and PQ.

Participant

It seems like buying something that requires two incomes to “sustain” is always stretching.
True, but what is the alternative? Even to rent a nice townhouse in UTC we need BOTH our incomes (note – with kids). So one can either piss away money on rent or stretch and hope for the best. Either way we are screwed. I think we will buy in a year or so. For us to not stretch, i.e. sustain on one decent professional salary a 4 bdr house should be like 300K. Nothing decent in a decent school district that is within 30′ of our work (La Jolla).
I think you are there, Scarlett… If one of your salaries can carry a 300k mortgage and you have a 20-25% DP minimum. It would be easy if those things were true and you could take a somewhat tacky home and fix it gradually. I would offer 350K on this sucker, if it doesn’t have a cracked slab or something else serious.http://www.sdlookup.com/MLS-100043467-7674_Volclay_Dr_San
Nice find, Rustico. I DO think this property might be had for $350K. And Green/Lewis/Henry is a very good trio of schools. Green is among the top Elem schools in the district with an API of 917 (936 in 2009)!

That may be so. The elementary isn’t as important as middle and high school. With 1 salary of 80K a 250K mortgage (3-4x income) will be doable for us. no more. We are NOT there – prices have to fall at least another 20% in areas I am looking at – PQ, Scripps Ranch, NW Mira Mesa, UC. Try find a DECENT 4 br 2000 sf SFR there for 350K. San Carlos is way too far for working in La Jolla.
