Totally agree with you, svelte. Especially when you are very busy at work, commuting, kids. It is SOOOOOO worth it. When I did it myself it was just a ‘piece’ now, a piece later, almost never the whole house. Never had that feelinng ‘oh, the whole house is clean now, it smells clean, looks clean and tidy’. When you do one task/room at a time it’s almost doesn’t look like you are doing much. By the time you get to the next task, the previous part is already semi-messy/dirty.
To reply to the OP – I pay $110 every 2 weeks(including tip) for a 1800 sf 3 story townhome. I have kids and I live in La Jolla/UTC – it IS in general more expensive here. I paid less than $100 in Rancho Bernardo for a 1600 sf 2 story townhome, 3-4 years ago.

I don’t think I will be ok with Clairemont anyway. and it’s not the age. It’s mostly a combination of public schools and prices. If I could get there a 1800-2000 sf SFR in decent shape, in a GOOD neighborhood, no matter the age, I’d consider it for 400K or less – to compensate for the school and the driving around I’ll do to a good school (I’ll try to choice in UC, but if I couldn’t get in, I’d have to afford a private one), and also for age/repairs/upgrades.
But I think I’d prefer UC much better than Clairemont. Schools, neighborhoods, commute…

I hated when I lived in RB and commuted to La Jolla. But there is no such thing as no commute at all in my case. I work in ~ La Jolla Cove, so I couldn’t buy anything very close. Even now, from UTC it takes 20-25′ to work, and I figured it’s the best I could do in terms of commute.
Earlier in the thread I said I would be ok with UC (and MM), schools are quite good, just too expensive for what we want, for now. Age is not a factor. In UC there was no SFR >1800 sf under 550K (which is our max).
