I think that the part to avoid is really the very northeast corner of PQ – along I-15 (west side) up close to Camino del Norte – Penasquitos Dr, Del Diablo, Socorro, Andorra,Madrigal streets.

I am sure SD R will have better comments about the exact area you are looking at. It seems to me it’s a quite decent one.

If you want to save money, don’t rent an overly large/nice place. An apt. may be too small with 2 kids, but a 3 bdr condo should do well enough for you and allow you to save more money. If it’s near a park you won’t miss the yard that much.

There are condos with 3 bdr in Penasquitos that rent for well under $2000 a month (but with just a small patio, and sometimes no garage). Don’t feel terrible if you can’t manage to save 2K a month at 140K. Most people won’t be able to. It’s very hard to budget like that with 2 young kids, especially if they are in daycare and go to activities and all that, especially if both of you work. I find it very hard even at larger income than yours and I can manage it only by turning down the retirements savings and college savings. It depends what kind of life you are happy with.

Black Mtn Rd can be very noisy & busy at rush hours. I suspect the noise is worse than from 56 – 56 at least has some noise barriers and it is “above” Pipilo – and noise rises…
