The guy is trying to protect himself from people who will try and use his services and then when they see a place they like they turn around and use their lazy uncle, niece, sister or who ever ells they know with a license to complete the transaction effectively cutting him out of the deal. This happens all the time and its very frustrating for a buyers agent because it costs time and money to show properties.

I do however keep an eye out for potential investment properties. On several occasions I have found properties on the MLS that peak my interest so I e-mail and call the listing agent before submitting an offer. 9 out of 10 times I do not get a call or email back and the property just lingers on the market even longer. With agents claiming that business has slowed down so much I wonder why they are ignoring so many potential clients?

I have been discussing real estate in great detail for the last 5 years and I think I need a break… at least for now but I know I’ll get RE fever again in a few months.
