Buying Agents Shunning Empowered Buyers?

I’d be interested in SDR’s take on this as a realtor. Last weekend I went out and found a few properties I like. I call the number on the sign to ask some questions about the property. The agent usually says “If you don’t like this one I can show you other ones, or you can get on my e-mail list”. So I subscribe to a couple e-mail lists of a couple different realtors in different areas over the next few days. On these lists I find a few I am interested in and send the realtors an email describing how I have great credit and the cash for 20% down and ask them for additional information on the properties and that I’d like to see them and that I would be looking at an offer 25% below ask. No reply from either. No returned phone calls. WTF? Is a low-ball offer so offensive to agents that they dont want to do any leg work for the lessened commission? At least this current market will weed out the agents that got into it 2 years ago as a get quick rich scheme instead of a serious profession.

Why do you need an agent to write an offer? Go down to your local Realtor store and pick up a stack of Purchase agreemnt forms. It’s pretty self explanatory. Submit a pre-approval from your lender along with a deposit check.

I might be misreading the point of your post, but I’ve been lowballed before by a prospective buyer and my response has been to say “no” and choose never to entertain offers from that individual again.

It might be hurting myself (to a small extent) but I don’t see the necessity of negotiating with a person that has just insulted my intelligence. I don’t accept that as a tech trans lawyer and I wouldn’t accept it as an owner.

25% off the asking (whether that’s its true value) is usually not a “serious” offer. It’s a waste of everyone’s time from a negotiating perspective. You might be trying to have fun trying to score a deal, but unless the seller is in serious trouble, why would they even start a negotation?
