RicechexParticipant
This is awful. This is discriminating against Asians who have worked hard and persevere to get those MD’s. No, I am not Asian. My elderly father lives in Santa Cruz and almost all of his doctors are Asian. He trusts them. He is a very brilliant retired radiologist. He is concerned that if the medical schools accept just anyone based on race then why would you trust them? They are just going to accept people and pass them because of race? I think it is discriminatory.
RicechexParticipantHello All,
And thanks for the responses, and the support about losing money.I did not negotiate price, because the damages were so much it would take 50K+ to get things up to standard.
Yes, it was my fault, I did not check things, like flush the toilet, etc. In the future, I will. I did check the electrical panel and was concerned, but the realtor said “don’t worry about that, it all comes out in the inspection.”
I also did not release the report because I was not going to negotiate price as noted above, (the property was a dilapidated dump) and felt that I paid for the report, so why give it away for free? (On a side note, is it commonplace for the realtor to tell the inspector to email her the inspection report? I stopped this, because I felt that I was purchasing the report and would make the determination of what to do with it)
The inspector was fabulous. Thorough, and the report had pictures and was coded in colors. He even took a video of the water heater noise and had a special infrared device to look at walls.
Aztec Property Inspections
The property had not been occupied for some time and the relatives were selling it.
http://www.zillow.com/homedetails/6863-Newberry-St-San-Diego-CA-92120/16985086_zpid/The realtor is a problem. She is the second one. (Some of you have great memories!) After I cancelled the first one, I decided to go to listing agents, and the first one I went to convinced me to take her. While I am a pleasant woman, I am not an easy sale. I work 2 jobs and have worked hard to save a big down payment so I can do this.
I find that with the realtor she is ALWAYS trying to coerce me to go up in price, no matter what. She has a sales pitch, and uses the sense of urgency—-there are always other offers supposedly coming in. She is a runaway train and starts working with the other agent to come to a price verbally.
I won’t tell her my limit, because then she will work up to that. She keeps pressuring me to give her my top dollar. I won’t do it. It’s not necessary.
She has shown me numerous properties, and I would like for her to have the sale, it is only fair. I’m just getting very tired of fending her off.
And thank you SDsurfer, I would hate to submit another realtor to me:)
RicechexParticipantTHANK YOU. I have always trusted the Piggs….people I dont even know.
The realtor is like a runaway train. In past offers, she is wheeling and dealing with the other agent and trying to convince me to go higher in price. I have had to put the brakes on her the whole time.
And, I have refused to tell her my price limit, because otherwise she will attempt to upsell me to that.
RicechexParticipantNo, I did not. Realtor says that the “agent and broker will require it to close out their file.” (And the inspection report too)
RicechexParticipantThanks UCGal!
RicechexParticipantTexted realtor. She says “The seller will have that as well. Everyone involved in the transaction.” (I know I asked you all first…..trust your opinions, not always hers….)
RicechexParticipantI thought that the appraisal also goes to the seller, I didn’t realize it was confidential.
It was my understanding that if the appraisal came in lower than property purchase price, the seller would have to sign something that they understand it is lower.RicechexParticipantHLS-
I do not like her and won’t do business with her. If she lied once, she cannot be trusted. The property was OK, not great. I was on the fence as it was. I can find another property. Don’t want any bad ju ju when making such a big commitment. All of it—red flags!
Her credibility is NIL. Thus, even if she was right about something, I am likely not to believe her anyway. Best to move on.RicechexParticipantI don’t feel bad now at all. I texted her and stated “if any buyer is interested in the Tobey property, it went into pre-foreclosure on 31 May.” She said “hmmmmm” and 10 minutes later, texted that it was in pre-foreclosure and wanted to know if I wanted to continue with the counteroffer. Then, she called, I didn’t answer. Done deal.
RicechexParticipantI am guessing she knew as she stated that she thought there would be multiple offers (maybe when people found out it was in default, there might be more offers?)When I asked her why after 124 days would all of these offers come, she said “sometimes it happens that way. You never know.” She also insisted the tiles were real, when clearly they were fake (not ceramic). I am pretty sure she knows the difference. She would have certainly helped her cause had she been honest and not withholding information.
RicechexParticipantJust an update. I searched Zillow and found that the property she kept pressuring me to make a higher offer on has been in Pre-Foreclosure since 31 May. I made the offer last week. I would have thought if I can find that it is in pre-foreclosure, she would have been able to as well. Instead, she sent me really high comps. I don’t feel as guilty anymore 🙂
RicechexParticipantThanks Everyone. Yes, I feel guilty that she showed me the properties, that is the problem. I went back to her the second time, and I told her point blank, I did not want her to be pushy with me. She agreed. Unfortunately, I am not sure she knows another way to be.
I am not sure if I really want this house, and if I didn’t get it, I can live without it. Thus, it is very hard for her to keep pushing me to make a higher offer. Her sense of urgency is high, for some reason she thinks there are going to be multiple offers come out of nowhere on the property. I am not sure why she thinks this since the property has been on the market for over 124 days.
There was also another property that I displayed some interest in, and she claimed that it had fallen in and out of escrow 2X in 10 days. Doesn’t that sound a bit odd?
I would like to buy a house. I am NOT desperate to buy a house.
October 10, 2013 at 10:17 PM in reply to: OT: Justice for Alexian Lien: victim of mob beating… #766690RicechexParticipantNo matter how you cut it, the bikers were overly aggressive in their response to the alleged infraction.
Even if Lien did bump one of the bikers (likely engineered by the bikers) there is NO WAY that anyone could possibly concur that stalking the man and cutting his face was justified.
The Navy has a new way of determining if domestic violence occurred. One of the criteria is to determine if the “act” was too severe in response to the offense. Example: Wife, 5’3, 100 lbs, slaps husband in the face. Husband, 6′, 200 lbs, puts his hands to her neck and throws her down, causing unconsciousness and bruising. While the wife’s behavior was not appropriate in any fashion, the response of strangling was too much. He could have made other choices.
Thus, Lien bumping a biker should NEVER have resulted in such extreme violence. The bikers are at fault and should be held accountable.
RicechexParticipantActually, it was my BF’s ticket and it is his word against the officer’s. He was on his way to work, so he was alone. However, we provided a map to show clearly the most direct route that he has taken every day for 15 years, and how he would have had to backtrack and go away from his destination to be stopped where the officer stated. We also provided his timesheet to show his regular reporting hours to work.
