Man you are not from the hood … Coneflower and Petunia are Non-Ocean View properties … Those are not even the Comps here (ofcourse in MLS they say they are :)).
You are heavily weighing on $/sqft. Its a small element in the deal … if you want biggest bang on $/sqft then you should be looking at Serenata in Aviara not in Mariner’s Point/ West of Aviara PkWay.
YOu want to see the True Impact of sit down Pano Ocean View in that hood … watch out for 6707 Barberry … My estimate is getting sold for around 1.35 Million … BTW its much smaller than Coneflower and Petunia.

6407 Calmeria .. 2597 sqft … sold for $845k on Oct 22. That computes to $325/sqft.This one is also inferior to Camphor in terms of location and hood. Also no pool.
Still feel that one can get Camphor property at 700k without any “creativity” involved?
