I agree with everyone else. Rich gave me the cajones and data to sell my house in 2005 8 short months after I purchased it. Everyone thought I was crazy!
Rented for 6 years and bought near the bottom. There is no way we could buy the home we live in now unless we found this site. Great community, good public school options and it has a small community feel in the midst of a large city.
I grew up in 92107/92106 as well and loved the ocean and culture but once we had kids we were priced out.My only cons are the traffic and the heat. I grew up b the coast so I was spoiled by the low to mid 70’s weather all year. Out here it gets pretty darn hot July-Oct. Get solar and fake grass and you’ll be good to go. Also consider the orientation of the house and the topography. We live on a nice hill and we get a great breeze that definitely helps on the hot days.

Just out of curiosity, how long did it take to payoff your mortgage and roughly how old are you? For me personally, Its hard to even imagine being mortgage free. Thanks for giving us some hope!

I just talked to another contractor that said he maybe able to get an exception because of the property being above the street level.

When we first moved in during the winter we couldn’t hear the noise because we kept our dual pane windows closed. As spring/summer rolled around and our windows were partially opened, we soon found the noise from the field nearly unbearable.
The sound of kids and especially the referee whistles blowing every 10 seconds really carries even 2 blocks away! The worst part is they start at 7am on saturdays and goes till it gets dark.

Don’t you need some kind of box or decoder in order to get those freebie channels to your TV?[/quote]I just called cox and they said if you only have the internet plan that your basic cable will not work. I pay $15/month for your basic 4-11 channels. Looking for alternatives like rabbit ears but those look so “ghetto”.

Oh and yes the house is beautiful but the street is extremely busy and people fly down that hill at 60mph +!
