I married into a Catholic, liberal family (I’m agnostic and registered non-partisan). My wife and mother-in-law both planned to vote for Clinton over Obama in the primary “because she’s a woman”, no other reason, and they freely admit it. As crazy as that makes me, I hoped that someone putting so little thought into politics probably wouldn’t bother going to vote either – and it turns out I was right π I guess it wasn’t that important to them.
They know I think it’s stupid, no point in beating a dead horse. Usually someone with an opinion held for most of their adult life will have a very tough time changing it on their own, so you certainly won’t be able to change it for them.
The mother-in-law and I once had a “discussion” on immigration. I’m for a tightly controlled border and sweeping reforms (without amnesty), she’s for doing nothing at all because “it won’t work.” I can easily take apart every argument she has, but of course it doesn’t change her mind. So we just haven’t mentioned it since, and we get along famously.
I just make a point of being extremely informed about the issues that are most important to me. If someone wants to talk about it, I’m happy to oblige them. I stay calm, but if they don’t, I walk away.
I have friends that aren’t into politics at all, and it’s refreshing to spend time with them.

I’m not interested in being a slum lord. Family-oriented or not, it’s a poor neighborhood with a lot of drugs around, and has been for decades. You’ll be lucky to get reliable tenants there, and there’s also the possibility you’ll end up with several illegal families living in your rental, so be sure to count out two or three months every year for vacancies and cleanup/repair. Maybe you would profit over time, but I don’t need the headache.
Temecula houses in nice areas are penciling out as cash flow positive, and will be even better in the fall and winter.

RenParticipantI grew up a few miles from there, and that area was completely ghetto 20 years ago. I’m sure it hasn’t improved since then. As a general rule, I personally wouldn’t buy any rental property that I wouldn’t visit at night.

I’m seeing 1,700-2,000 sq ft detached houses in the mid 200’s, many built only a few years ago. My wife and I will be pulling the trigger this winter on a newer 4/2.5 in Redhawk, which we’ll live in for a few years, and then rent at about $400-$500/mo positive cash flow, assuming 11 month/year occupancy. Not bad at all.
That said, good condos do exist. The key is to make sure they were built to “condo specs” with thick walls between units (although this doesn’t ensure you won’t hear the neighbors – some are more soundproof than others) and get in a multi-level townhome style so you don’t have upstairs or downstairs neighbors. We currently rent a solid 2/2.5 in Carmel Valley and we CANNOT hear our neighbors, ever, on either side. We also have a 3-month-old baby and they can’t hear him.
