If you want to keep the home get a second job and make the payments. If you don’t want to keep the home stop paying. Live there for free until the kick you out. There is nothing else you can do. Short term fixes are not going to change the situation. You will be under water for many years to come.

I don’t think someone can run a methlab in such close proximity to neighbors, the odor is just too strong. I thought we were saving methlab jokes for the Santee forum.

I glad to see that at least some residents will be more welcoming then the few that I seen this weekend. It was just an observation 4 residents, no smiles, no welcome wagon. It was circus and I don’t blame people for being grumpy. This has been going on for about a month and I too would be tired of it by now. Another observation that I have noticed during my many model home tours are very friendly potential neighbors waving, smiling and occasionally asking if you’re planing to join the community (especially back in 2005). If I happen to be one of those lucky bidders and get the 2 bed 2 bath unit for $210K, I’ll make sure to put in a good tennant. I’d have to admit that if I was single with no children, the place would be very appealing. I also purchased a home in early 2004, but I don’t think I have any equity other then the down payment and multiple extra principle payments. I’m pretty sure that I can get an appraisal for more then the purchase price, but I don’t need to live in denial. I can also keep telling myself that it’s a long term investment and as long as my tennants continue to make my payments I’m not losing any real money. You also must think that I’m living in denial thinking that I’m going to get a 2 bed unit for $210K, but the reality is that’s all I’m willing to bid and I’m sure I’m not going to be a lucky winner any time soon.
I know one thing that I’ve learned here @ Piggington, I don’t know much, but I do know that timing is everything. I’ve also learned that as long as your house is your home, paper loses are just paper loses until you have to sell.
So to my potential future neighbor, no harm meant. I’m sure that you are a very nice person and you would make a wonderful neighbor.recordsclerkParticipantI finally got around to looking at both La Bohme and Esparanza today. The aution company states “that there is an undisclosed reserve price”. I cold not get any estimates on “reserve price” for either La Boheme or Esparanza. La Boheme was very busy with potential buyers. They took us on group tours. We walked by a lot of current residents, and most of them were not very friendly. I guess losing equity makes for bad neighbors. I can see DR Horton getting close to asking prices for most of these units, and the ones that don’t sell will just go back to the MLS. I guess I might still go and bid couple of thousand above startinng bid just for laughs.
The HOA is 330 to 430 a month(La Boheme). You get one parking space for 1 bed and 2 spaces for 2 bed. There is a spa and fitness club. There is no swimming pool.recordsclerkParticipantI think you are right, because in the MLS there was an income requirement for these prices.
I’m interested in the auction because this is the first builder auction to the public and in the adds there is no mention of not accepting bids that do not meet their requirements. In previous auctions in San Diego, units/houses were sold by individual banks, there was also a minimun amount these banks would accept. There was a video in a thread earlier about condos in Florida that sold for 50% below what others had paid. This auction may end up like the one in Florida, but I would suspect that the builder will not accept anything near starting bid. I have pre-registered and have plans on bidding on a 2bed 2bath but do not anticipate having a winning bid.recordsclerkParticipantSDR: Where will he go if the bank forecloses?

There is something wrong with every bank foreclosure story I’ve ever read. These are just typical dysfunctional people with crazy stories to tell.
The older guy with no mortgage looses house due to code violations and buying investment property at height of boom.
Couple saves money from working 3 jobs for many years. Buys home at height of market with no money down. Why did they save money for many years just to put nothing down.

recordsclerkParticipantThese homes are very nice. We went last weekend, very hot day in San Diego, very light breeze. Beautiful view for sure. Not all these homes are going to come with a nice view, only about 1/3. The models have the best viewpoint in the community. Those gadgets in the master closet are part of an integrated central surround sound with touch screen controls throughout the house. Since I’m still trying to learn how to use my cell phone (gadget), I’m not going to try and explain how this thing works, but I know that it’s pricey(Marantz stacks). All the door nobs and bathroom fixtures were high end. High end Kitchen. High end flooring. Custom garage doors. Custom doors (rounded) throughout. 1/2 the models have very large lots for new tract homes. The lots look about 12000-20000, I did not ask. There are 6 models to view and 2 models on disc virtual tour. These are by far the nicest non-custom model homes I’ve toured. Still not worth 1.5-2 million. For those that like to look at model homes, I would definately recommend viewing these houses. If you’re bringing the wife, you may want to wait until the models get furnished.
recordsclerkParticipantThere was a 1 bed 1 bath unit sold in July for $161K. This could be a bank repo that was returned to the banks for the amount owed. There was a 2 bed 2 bath unit sold in July for $221, it could also be a bank repo. There was a comment in the MLS about special qualifications needed for discount and to go to the Office on Federal Blvd or something. This may be a unit that was set aside for Low Income Family. Other then these two sales, most recent comps are 275-279K (March 2007) for 1 bed, and 360-393K(March 2007) for 2 bed. It would be very interesting if these are sold near starting bid price, that would be 50% off from height of market. This information was given to me over the phone from my broker uncle.
