Some servicer+investor combos set opening bid at what is owed (not too common), others set it at market value (pretty common) and others still set it at market value minus some fixed percentage.”

ParticipantI have a partner in this deal and he was advised from a realtor to get a Termite report before listing. I don’t see why we would want a Termite inspection prior to listing. I have never heard of doing this prior to listing unless you suspect an issue. I also agree that the buyer may want a new inspection done anyway and we would be paying twice. I would like to hear from other realtors on this board.

ParticipantYou just have to get an inspection done before bidding. This is probably why the price got your attention in the first place. Since you are paying all cash there are no reasons to back out of the deal anyway.
