Participant4s is real hot right now. I don’t think you can bargain with the builders at this time, so bringing in an agent is not a bad idea. I would use an agent that is willing to give a rebate.
I would not bring in an agent if builder is willing to negotiate. You can negotiate the 3-4% directly with the builder since they are saving that much on commission. Sometimes you have to get concessions on upgrades or closing costs instead of direct price cuts, but you can still get the commission in one form or another.recordsclerk
Participantcongrats sdnerd!
Very nice homes. My wife put her stamp of approval for immediate move-in for our family. Unfortunately for us, we are not ready.

ParticipantMissing appliances, hard to get funding. I still don’t understand why banks don’t spend the 3k for appliances and get 10% more for the property.

ParticipantI got the info from Foreclosureradar. The home might still be in good condition. Ivy Gate is in a league of its own and hard to comp. Maybe the bank did some comps with surrounding area homes with the same sqft and smaller lots. This is just one of the good deals you get at Trustees Sales. You can score in the upper-end if you have the cash and patience.
