ParticipantYou only need 30% equity if you need to use the rental income to qualify for the new loan. If you can carry both notes with documented income, you can get a new purchase loan.

ParticipantWhat do you guys think the prices will look like fall/winter 2012 in Stonebridge? We are trying to save enough money to buy a larger home under $850K. We can only afford a loan for $417K and the tax and mello roos for a purchase of $850K. It will take us 2-3 years until we have the down for that the type of purchase. Will we still be able to buy their for under $850K or is the market going to be up by then? We do not want Astoria or Mills Creek.

ParticipantI can’t stand free loading dead beats. Financially they were a mess. I find it hard to hate them too much since they were foster parents and adopted a few children. They also put on a show for the neighborhood. Thanks to OC Renter- check out this link
