It has the StanPac sign on the outside but also a “SOLD” sign on the inside. Is it yours? If it is, it’s a good location, perching on top of the hill overlooking the homes down beneath. I believe it also has a bit of view to YMCA, sports park and mountain in the distance, right? With its higher position, the home would have great lighting.
Do you know what StanPac has in plan for the area between the green and visitor parking? Currently it’s just covered with hays (or whatever material it’s called) and some irresponsible owners have allowed their dogs to pooped on it without scooping it up. It’s kind of an eye-sore. I wish it could be turned into a green area as well.
Don’t fret too much about not having a separate shower. It’s kind of small. When I had to shower at the guest bath (tub/shower combo) due to drainage leak, I had much more room to maneuver and having parts of my body (usually elbow) contacting plastic side molding or curtain did not create the same scary sound as when banging on tempered glass. The combo unit also has more holders for soap, shampoo, etc. and you have a place to raise your legs.
By the way, the total fix came to $345; $160 for plumbing repair, $85 for moisture/mold check (came back clean) and $100 for drywall repair. The drywall guy did an excellent job and we couldn’t tell at all after the paint dried. The bone-headed drapery guy will now make $345 less on this job. I’m not cursing you by any mean but if you ever needed a drywall patch-up job that’s not covered by StanPac’s warranty, ask Fernando to get you that guy.
If you too, need to take 52 to commute to work, my advice is to take Cuyamaca and Town Center Pkwy in the morning. TCP has nearly no traffic in the morning. When I hit a traffic light that just turned red and there’s no cars in front or behind, I just turn right into the shopping center, a big U-turn and come out again, in about 5 seconds, instead of waiting up to a minute for the light to go green. I can also just turn into the shopping center and drive all the way to Mission Gorge to avoid traffic lights, as at 7:30am all stores and parking lots are basically vacant, and they’re all connected. Other than chasing my dog (just being playful) and sometimes parking their tricycle just outside of my driveway, I haven’t had any problems with them. Having video surveillance would help. I did use part of the credit to install wiring for V.S. but not the actual equipment yet. Just that catching naughty kids vandalizing my property was not one of my intentions.
As for the bone-headed act of our draper guy (drilling into my drainage pipe), yes, he’s fully responsible. Our drywall has not bee patched yet, pending a moisture/mold investigation by another company. But when it’s all over, we’ll deduct these expenses from his invoice.

Mast has more stop lights, more traffic in the morning and a slow zone when driving past that high school. I made comparison and found that it taking Mission Gorge would get me to the I-15 in about 10-12 minutes, while taking Mast was about 15-17 minutes. Going home would be the same for either route, as Mission Gorge will have heavier traffic. I have taken 67 to Poway as a leisure drive on weekend but not sure what it would be like during rush hours.
Right now I’m less concerned about the quality of Rio Seco, as we have no kids. But it’s good to know that it’s so close and that a new building is being constructed. I see parents from Riverwalk just walking their kids to school and that’s great! When we do have kids reaching school age, my wife and I should be able to adjust our work hours so that one can walk them to school in the morning and one can pick them up in the afternoon.
Our cable guy has lived in Santee for over 25 years and he says it’s a very safe town. He says during the day they never lock the doors and never had any problem. He also said that Santee is cooler than San Marcos. It’s hot in the summer but there’s always a breeze blowing, making it much more comfortable. We’ll see about that.

I bought the Plan 2 of Stoney Creek single detached for $460K. Factoring the 6% from StanPac ($27,600) and $3,000 rebate from my realtor, the adjusted purchasing price would be $429,400. Most of StanPac options are overpriced by at least 20% vs. fair market value but since we wanted a move-in ready home and couldn’t wait another week or two, we nearly maxed out the credit. Options that came with the home are; granite countertop, cultured marble in bathrooms, home security wiring, home theater wiring and few other minor things. Options that I used the credit for are; upgraded paint, wood & tile flooring, washer, dryer, fridge, epoxy flooring for garage, concrete rear patio, additional home theater and security wiring, and a few minor things.
In all, I paid $185,500 to escrow, $184,000 down payment (40%) and just $1,500 in overall closing costs. $276,000 is financed through StanPac with 4.875% for 30 year fixed at 1.75 points. My monthly mortgage payment is about $1461. I know there are better rate out there today but when I locked up the rate 3 weeks ago that was the best rate. Escrow officer filled out the state housing credit form and I just had to sign. However the federal housing credit is my obligation.
I do experience some bottleneck and slow down driving to work (near Montgomery Field) and back via 52. However it’s nowhere near as bad as the I-15 commute to/from San Marcos, where I used to live. It takes me just 15-20 minutes each way.
I love the proximity to Home Depot, Lowe’s, Wal-mart and Target. This past weekend I made multiple trips to these stores, as if they’re just around the corner (which they are…just a few additional corners).

Options that came with the home are; granite countertop, cultured marble in bathrooms, home security wiring, home theater wiring and few other minor things. Options that I used the credit for are; upgraded paint, wood & tile flooring, washer, dryer, fridge, epoxy flooring for garage, concrete rear patio, additional home theater and security wiring, and a few minor things.
In all, I paid $185,500 to escrow, $184,000 down payment (40%) and just $1,500 in overall closing costs. $276,000 is financed through StanPac with 4.875% for 30 year fixed at 1.75 points. My monthly mortgage payment is about $1461. I know there are better rate out there today but when I locked up the rate 3 weeks ago that was the best rate. Escrow officer filled out the state housing credit form and I just had to sign. However the federal housing credit is my obligation.
I do experience some bottleneck and slow down driving to work (near Montgomery Field) and back via 52. However it’s nowhere near as bad as the I-15 commute to/from San Marcos, where I used to live. It takes me just 15-20 minutes each way.
I love the proximity to Home Depot, Lowe’s, Wal-mart and Target. This past weekend I made multiple trips to these stores, as if they’re just around the corner (which they are…just a few additional corners).
