What makes you think that there is an increase labor costs?
Independent contractors pay taxes like everyone. They don’t file a W2 but they do pay estimated taxes monthly or quarterly. Plus they pay the full about in Social Security self employment taxes 15%. They also pay workers compensation if they have employees as well as business insurance.
If costs are rising then independent contractors, like any business, have to charge more to cover their expenses. For example if it cost more for your cleaning crew to drive to your house, they have to charge more to cover their travel expenses.
Illegal workers maybe employees or independent contractors. I don’t see how illegals and independent contractors are the same.
Likewise, if you hire a maid (household worker) you need to pay Social Security and insurance. If not, you’re the one violating the law, not the worker. Remember Zoe Baird?
To address the point of escalating costs…. we all know that contructions costs are increasing. So whether you hire a company to do your work or an individual contractor, the escalating cost of doing business is affecting them the same. Somehow, they have to pass on their costs to the consumer.
PerryChaseParticipantWe need better leadership. VCJim, you turned out the way you did because of your parents. They provided you values that will last a lifetime.
We should expect our political leaders to guide us in building a better place for us and generations to come. We also need better civic education that will teach to think critically and rationaly.
PerryChaseParticipantBack in the 90’s my brother also rented a home La Jolla from an elderly couple who had moved to Del Mar. They rented for about 4 years until the owners finally sold to them at a good price.
Hang in there and be patient. I think you’ll be rewarded. No one knows how far down the market will go but, since you live in that area, and follow the market, you’ll know it when the time is right.
PerryChaseParticipantPS, consider that your cleaning crew is not working 8 hours per day. They work comes in peak and valleys so their per hour wage is a lot less. Plus they have expenses for driving to your house, supplies, adverstsing, maybe commissions to real estate agents, etc…
What makes your think that they aren’t paying taxes? Maybe they are paying Social Security taxes at 15% which would make their net earnings a lot less!
Let’s not assume that a Hispanic is necessarily an illegal.
BTW, an illegal is not eligible for medical services under new-laws passed. Even a legal immigrant may not be eligible.
http://www.washingtonpost.com/wp-dyn/content/article/2006/06/29/AR2006062902093.htmlPersonally, I support the Hispanics because they are harworking people looking for a better life like anyone else. That’s why when doing a transaction, I always choose the Spanish option. When corporations realize that their customers are Spanish speakers, they will lobby for their customers. It took me years to learn Spanish so I might as well practice it.
PerryChaseParticipantYou’re getting a great deal. At that rental rate, who care about buying. Just let the “investor” subsidize your lifestyle and invest the difference that otherwise would to go to a mortgage + taxes.
PerryChaseParticipantBack to real estate. I think that if WWIII were to come about , we need to think of a place to live where we could be self-sustaining. Someplace where there’s abondant water, where we could raise chickens and grow vegetables for food? Someplace far from strategic installations that will be destroyed. San Diego would definitely not work since we could not live long without the water infrastructure. Any idea where such as place might be?
PerryChaseParticipantWell said, no-such-reality. I believe we need American entrepreneurism with European social conscience.
Remember the smog alerts of the 70’s and 80’s? Thanks to emission controls, we don’t have them anymore.
PerryChaseParticipantSchadenfreude anyone? I think many of those investors asked for it.
PerryChaseParticipantI think that Darrell is really cut out to be a realtor — doesn’t give up and is forever positive. But I think that he’s barking up the wrong tree here.
$650,000 for that house is overpriced in parts of SD County! Why would anyone want to buy that albatross in Amarillo, TX?
I hate it when salesmen blow smoke up my ***. I’d rather they be understated and tell me truth. Truth builds trust and repeat business.
PerryChaseParticipantDid you also know that stairs pointing straight out the front door is bad Feng-Shui? That means that the family living in this house will have chi (energy) flow outward causing lots of pain in the future.
PerryChaseParticipant$650,000 for a house in Amarillo, TX? Talk about a bubble!!
That’s how much that same home will be worth in So Cal when the bubble bursts. So why move?Personally, I’d rather live a well designed and nice appointed urban flat. I wish that in San Diego, builders would build affordable condos downtown without all the amenities that require $300+/month HOA. How about a nice urban condo with $50 HOA — an empty square space that I’ll appoint myself?
PerryChaseParticipant3500sqft +? How about 6500sqft to 7200sqft track homes that KB Home is building in Oceanside? Do buyers realize how long it takes to clean such a big home? What about the heating and cooling?
PerryChaseParticipantVCJIM, I support your position except for the following:
” d) I assume you are here in the US. If you dislike it as much as your writings indicate, please leave.”Just because people complain does not indicate they don’t like it here. They may like it here for many reasons. Maybe HS is making lots of money here? Who knows? Or HS is just a sensitive American bemoaning the state of social affairs.
I traveled extensively and I’ve met countless Americans who live in foreign countries yet complain non-stop. For example, I’ve heard Americans say that they despise Mexicans and their government, yet keep on living in Mexico because they can have a nice life for cheap. Likewise, I’ve heard Americans said that they hate China but keep on living there because they can make money in business. Americans take pictures of indigenous people when we travel. How would we feel if foreign tourists were pointing their cameras at us eating our hamburgers or shopping at Wal-Mart?
In an age of globalization, the world belongs to everyone and opportunity is everywhere. Everyone’s circumstance is different. And sometimes, criticism helps improve things.
I attended a seminar where Norman Schwarzkopf said that you have to listen to discent in order to know what’s wrong then fix it.
I think it’s also fun and self-revealing to laugh at yourself.
PerryChaseParticipantRemember the S&L debacle? Everyone says that the downturn of 1990 was caused by defense cut backs. That’s partly true. The S&L scandal did that too. It was a confluence of events. Defense cutbacks, S&L debacle, correction in the market, the Japanese repatriating their money, caused the bubble to burst in SD. In 1980’s the deregulation of S&L industry caused cash to flood the market thus creating a bubble. Today, the exotic mortgages are doing the same thing.
In 1990 Boston, NYC and other markets crashed as well. They did not not have large defense contrators like San Diego, but the had the S&Ls.
A bubble is born whenever new sources of cash are available. It’ll be uglier this time around because RE is what is proping up the entire economy. Think of all the markets where RE is overvalued.
