ParticipantIt was beginning to show the first signs of gentrification at the end of the bubble but it seems to have slid backwards again. There were plans to tear down a strip mall on Palm and replace it with a new one that (I think) included a Trader Joes. I’m not sure if that is still on the table but I doubt it.
The schools are really bad. I know two families who moved to IB in the last two years. Both stayed less than a year before moving out again.
I think that IB will probably gentrify at some point. It is the cheapest beach community for 300 miles. If young professional couples “discovered” it or it began to attract vacation home buyers, it would start the ball rolling. There are a number of warts that need to be frozen off first, though. There are lots of crappy apartments mixed in with single family (terrible, terrible city planning). If these converted in large numbers to condos, that would be a great thing for the city.

ParticipantSome builders have taken single lots and built multiple freestanding homes on them. Imagine a long skinny lot. A house would be built on the front of the lot and one on the back. The back house has its own walkway down the side to the front of the lot. The back home has two tandem garages under it that are accessed through the alley. One of the tandem garages belongs to the back house and one belongs to the front house. The back house has a small patio sized yard between it and the front house. The front house has a front yard but no back yard. I have been in these condos:

The front house is basically four stories. It has a basement with laundry room, family room, bedroom and bathroom. The main floor has living room, kitchen and ½ bath. The 2nd floor has a master and a bathroom and bedroom. The top floor has a balcony and two rooms with sloping ceilings because they are under the roof. They are really nice but you are in an association with the house behind you. There are no fees because there are no shared areas except for the fact that the garage for the front house is under the back house.
The back house has no basement. The first floor consists of the garages and a bathroom and bedroom. You walk up stairs to the main floor, which has a kitchen, eating area, living room a bedroom and the master. There is a “room” above but there is no good way to get to it. Participanteagle, I know you aren’t interested in the cloud condos. I remember you saying you wanted a lot that was over 5,000 sq ft. I brought them up because I think all of that inventory is going to put pressure on prices on the low end. It then works up the chain. It amazes me how much contruction is still going on in town.
