Of course, the OP would have to tell us, but I think his situation meets the exception described above. From my memory of his prior posts, I don’t think his rental house has been in service very long (1-2 years??). Before renting it out, it was his principal residence. If I’m reading this paragraph right, the OP won’t have to pay capital gains on any portion of proceeds he nets from sale because his rental house hasn’t been in service long enough.
Is this your understanding of this exception?
paramount, how long has it been since you moved into your new primary residence and how long have tenants occupied your old house (if the answer to the 2nd question makes a difference)?

It will be 2 years in July since the house was placed on the market as a rental, my problem down the road is that I have taken the depreciation on my taxes as a deduction.

ParticipantThe term redneck refers to a mentality/attitude and behavior, a culture; not a specific type of person IMO.

ParticipantAre you comfortable sharing the name of the company, and if so please do…

ParticipantMm, do you have to pay the appraisal up front and then they credit back at closing?
I’ve been considering prospect mortgage located in pb, with them I pay up front and then get a credit back.

Participant
Sell one, move into the other until that home becomes your official residence, then try to sell that one. Move to Austin and get your ass kicked daily by “rednecks” that drive trucks”, brilliant!
When it comes to rednecks I’m already battle hardened, and did I mention I have a truck that won’t fit in my 3-car garage?
In fact, I hardly ever drive it because it’s a PIA to park.
Besides, I picked Austin because I was under the impression it’s a redneck free zone.

Well yah that’s no surprise – those city slackers barely work if at all.

Participant
Interesting stereotype.
We have a truck, but it’s garaged. Does that make us less redneck? Do small trucks only get a partial redneck – but the king cab, full size, duel wheel style ones give you a percentage more than 1 of redneck-ness?
Does the age of the truck matter? Is newer more redneck, or less?
Does having a redneck matter? Or just the vehicle?
What if the other family car is a hybrid – does that cancel the redneck factor?
In my original post I admit it’s not a perfect system, but I don’t think it’s far off either.
I would add +1 or +2 for a lifted truck or a dually.
As far as your situation is concerned, I’d say you’re redneck based on the defensive nature of your post – not b/c of your truck. And if I’m not mistaken don’t you live in Clairmont?
Small nissan or toyota type “pickups” are not real trucks – I wouldn’t count them in the ratio.

ParticipantThere are obviously factors which will impact the time it takes to rent a property – some you can control some you can’t.
Location
ConditionBut most importantly…if you price slightly below market it should rent very fast. I rented my property 3 weeks before it was vacant.

Participant
I’d hardly make that assumption for all individual cops — there are the 10-20% of them whom are bad, and who (in a just world) would be dealt with much more harshly than now.
It’s really not about the indiviual, it’s more about the culture.

ParticipantCompared to the average person (ie. middle class or below private sector worker), in the eyes of the police/govt the life of a filthy police dog has more value than yours.

Participant
has it ever occurred to you that the simplest solution is not to speed?
If it were only that simple and honest; the truth is….it isn’t.
Consider spending 40 bucks on this well rated radar/laser detector – it could save your life.
Remember, you don’t have to break the law to be a victim of the police/govt.
The less contact one has with police the better; in general they are very dangerous to even law abiding average citizens IMO.

Participant
Me, I don’t have a lust or love for money. I have a lust/love for not being a 9-5’er, having the ability to travel at will, and being able to tell anyone whom I work with to “go f**k yourself with a sharp tool, and same goes for your crummy family” without severe financial repercussions. Note that I actually love most of the people whom I work with, but I only love them because I’m not DEPENDENT on them. Lack of freedom would breed mortal rage in me.
Money is just a means of enjoying life — if I end up driving an old, paid-off car in order to have more in the bank for things that are REALLY enjoyable, then so be it. Fortunately, I live in a city where (while it has a large wealth gap), it’s perfectly acceptable to arrive on a date on foot or on the subway.
If I were forced to live the life of the average American peon (2 weeks of vacay, more debt than assets, 8-6, 2.5 hr commute), I’d probably be in jail for breaking someone’s nose in.
spdrun: I couldn’t agree with you more, I know you’re right.
But do you get that largely through the public education system the zombie’s have been programmed?
I think that’s starting to change, but yes gen x and late baby boomers are probably in bad shape.

ParticipantMost people live hand to mouth, paycheck to paycheck.
Exactly how are these people (the majority) supposed to save for some abstraction called retirement?
We have been enslaved by the banksters.
And I quote:
The writer has his head in the sand. When boom went to bust, cashing in my 401K was a necessity after loosing my job. I did everything right and the banks won. At least my credit score is still intact at 800, but means little as banks won’t loan the $ anyway. The innocent suffer still as bankers continue to count the $ instead of going to jail for what they pulled!
