ParticipantI read the entire thread, and will provide in summary form my objective opinion on communities in what I call central and south Temecula. I am a local resident and I have lived in Temecula for 5 years. I know Temecula very well.
1. Morgan Hill/Crowne Hill – these are the premium communities in Temecula. Problem with Crowne Hill – very few amenities, but still a nice area. Morgan Hill: Not in the city, high taxes.
2. Certain parts of Redhawk are nice (Summerfield), some parts are not that nice at all (Vail Ranch) – it’s hit or miss.
3. Paseo Del Sol/Vintage Hills: 2 pretty nice areas, with some hit or miss sections of the communities. For Paseo, stay away from the section between 79 South (Temecula Parkway) and Pauba. Vintage – the closer you get to Rancho California (down the hill) the less attractive it gets.
4. Paloma del sol: This is basically a well designed community with one major flaw – very small houses (900-1300 sq. ft.) were built in some of the older sections of the neighborhood resulting in many rentals as people moved to larger houses during the bubble. Some sections of Paloma del sol are really nice (usually the larger house areas), some are not. It’s street by street.
5. Wolf Creek: I have not figured this area out yet, it may either stay really nice or turn bad. I think it may turn bad b/c I think casino workers will move in en mass to these neighborhoods – turning single family homes into dorm houses. It may be to close to the casino. Same goes for Temecula Lane.
6. Stratford: Again, I’m not sure – it does have a unique location (kind of off by itself), far enough away from the casino but near the high school.
7. Temecula Creek: I don’t see any appeal in this community quite honestly except for large houses. Right off of 79 south – unappealing overall. And yet they sold every last one of them.

ParticipantThere is no reason to feel bad about living in Temecula, it sounds like you would be from your opening statements.
The Temecula bashing primarily comes from San Diego snobs who like to make themselves feel good by bashing people who live in Temecula/ and or Temecula itself.
I have been living in Temecula for 5 years, in Paloma Del Sol. I have been very happy living here – it is a properly designed community IMO: huge parks, nice size lots overall, wide streets, good distance between most houses, 5 pools. They just don’t “build em” like that anymore.
On South Temecula: In general IMO a less desirable area: lots of traffic (due to casino), close to the casino, a flat, featureless area. I’m talking about Wolf Creek, Temecula Lane.
Prime real estate in Temecula IMO: Area 211 which is basically bounded by Butterfield Stage, Margarita, Pauba and 79 South. 3 Prime communities: Paloma Del Sol (most parts), Paseo Del Sol and Vintage Hills. Crowne Hill is nice, but there are no pools and precious few amenities.
Redhawk: Some very nice areas including Morgan Hill and others as well. I would stay away from Vail Ranch in Redhawk.
On Temecula: Low crime, still fairly clean air, somewhat honest City Goverment but perfect? Ofcourse not, no place is…
BTW: Believe this or not, WHEN houses are priced CORRECTLY they seem to sell very fast in the 211 area.
