Is that when we should buy? 4 years is almost enough to fit in another economic cycle, what if we get a modest economic recovery in say mid 2010ish and then a downturn starting in say, mid 2014? Should I wait till things turn up again, in say 2016? C’mon now, even Miley Cyrus knows there’s always gonna be another mountain.

Participantsdr, I keep hearing about “shadow inventory” and “wave of foreclosures” based on NODs but is there a way to measure the number of “shadow buyers” too? I mean you guys have been reporting multiple offers and bidding wars, so what happens to the losing bidders? Do they just give up on buying a house and disappear?
