Currently EV’s are just a novelty for well to do people who don’t need to drive much.
Not ready for prime time yet.
But they are improving and coming down in price.
Need to get charge times down below 5 minutes IMO.
I cannot wait 30-60 minutes every hundred or 150 miles.
(or 6 hours at home).
I would need to buy a used one too, I don’t think my wife would let me spend >30K on a small sedan.
It’s not really that bad. I drive to LA and back without charging.
Going to Vegas I only need to take one 15 minute charge break. With the new v3 superchargers coming out it should be much less time.
It’s nice waking up to a full “tank” and never having to worry about stopping at a gas station before or after work.
Oni KoroshiParticipantI didn’t think there was a limit on the distribution amount but you can only change the beneficiary once per year.
Oni KoroshiParticipantShouldn’t you have done an inspection before starting escrow?
Salt destroys everything, that’s just the name of the beast but having rebar exposed through the stucco and water damage coming into the house? On top of that there’s electrical problems from a house constructed in the late 80’s?
Everything about that sounds horrible and I would run from it unless you’re planning a gutting most of the house then most of the problems are fixable.
I wouldn’t be surprised if it cost around 6 figures to get things in a nice condition.
First thing is to figure out where the water is coming from and fix that. Sounds like you at least have a bad roof but is the outside of the house properly graded or is water pooling and coming back to the house and getting through the weep screed.
Get your estimate on fixing what you think are all the problems and add at least 20%. It sounds like a serious project.
Oni KoroshiParticipantI didn’t want real wood either since it’s a pain to maintain. Trex is a composite. While it looks wood’ish, there’s not mistaking it for wood. So I went with a nice grey color. It still looks great though.

I’d give Monti a call for details. I didn’t know too much about the product until he told me about it then I started researching it. I just wanted a composite with glass panels and that’s what he recommended.
Oni KoroshiParticipantI went through Monti at San Diego Decks. Instead of the metal frames I went with plastic covers and trex rails, kinda like this:
Oni KoroshiParticipantIt’s a quiet suburb in north county and the houses are fairly large lots. Most don’t have HOA, CCRs, or mello roos. The schools are top notch.
It’s why I bought there. It’s actually where I grew up too.
The only real drawback is that it takes a bit to get onto the freeway.
Oni KoroshiParticipantThose numbers look reasonable. You can’t compare advertised salries with actuals. Did you actually get an offer $110-115? Most companies aren’t going to list their salary they’re actually willing to pay, they know that most people are going to negotiate.
You don’t say if the 110-115 numbers you’re talking about are from Irvine listings.
Even if they are, being able to negotiate an extra 10% doesn’t seem far fetched. You also have to remember that the numbers are averages. The best and brightest don’t generally look for a job through standard job listings, they’re recruited. That represents the high end of the salaries. So the low end from standard job postings doesn’t really seem too far off.
Oni KoroshiParticipantWhy do you assume that the majority of these Asian students are foreign? Most of them are CA locals.
January 18, 2013 at 10:20 AM in reply to: East Rancho Penasquitos (southeast of Black Mountain Reserve) #757969Oni KoroshiParticipantPersonally, I don’t like the old PQ area that much but I can see how it could be very appealing to others, especially if you have a nice canyon view but most of the houses have a view looking up the mountain instead of down. It’s easier to get to the freeway than the houses west of Black Mountain which is a big bonus.
I think that area is slightly better than the Rolling Hills area but slightly below the west of Black Mountain area. It’s probably the cheaper condos south of Black Mountain road that are bringing the property values down. The newer condos getting made should help with improving the community.
January 16, 2013 at 10:18 AM in reply to: How much turn off is that 4S ranch’s monthly fees? #757817Oni KoroshiParticipant

4S ranch is a middle class neighborhood, definitely not for 1%ers who have much better options.
Middle class people buying $600k+ SFR with $400+/month in HOA+MR? No wonder American’s saving’s rate is so horrible.
It’s definitely an upper middle class neighborhood. Generally, a dual income family area. I wouldn’t say it’s a 1% area like the nearby Fairbanks Ranch or Santa Luz.
December 17, 2012 at 3:13 PM in reply to: Roofer, drain company, gutter company, electrician, and window installer #756443Oni KoroshiParticipantI had Rick at RC Roofing build me a flat roof deck with the IB Roof product. His team works super fast and they had a good price.
http://www.rcroofinginc.com/Rob at Calray Electric upgraded my house to a 200 amp panel, wired the house for cat6 and coax cable, as well as lots of recessed lighting fixtures and new outlets.
http://www.calrayelectric.com/Aaron Orman at Marlyn Construction installed my Milgard Tuscany windows. I did new construction windows throughout my house. I added a new window to a room as well as convert an old window into a sliding glass doors. The existing sliding glass doors were replaced with french doors. Aaron was fast and had a great price.

I really liked the Kitchenaid and LG dishwashers but I saw a fairly good amount of bad reviews and decided not to risk it. I ended up buying one of the higher end Bosch models from Lowes. They had a deal on appliances and let me stack a 10% off coupon as well as my 5% lowes credit card. This was a couple of months ago.
It’s very quiet when running, the water draining from the unit is louder than when it’s washing. When it’s on, it has a red light that shines onto the ground so that you know it’s in use. I also like that it’s very adjustable. I can move trays around and push down the spokes.
Oni KoroshiParticipant
Looks like the green (rotten?) slice of the pie can be cut by about half. Wish we could return to the sensible Carter-era attitudes about the military.
Not until people realize the defense budget isn’t about keeping us safe but a huge, inefficient jobs program that makes a select few very rich.
Oni KoroshiParticipant

Aside from the small sales tax increase, this won’t affect the income for most of us yet public education will benefit greatly which does affect all of us.
It won’t do shit for public education.
Bookmark this thread and let’s compare notes in 2 years to see if your local public school are any better off 2 years from now…
Local schools know this…And that’s probably why there’s a bunch of local bond initiatives to fund schools locally.
Not everything is so black and white. It’s about stopping the bleeding at this point and trying to stabilize things after these huge budget cuts to all programs.
With prop 30 passing we’ve avoided a “$150 increase in California State University fees per semester, $375 million in cuts to the University of California system and the elimination of $20 million in state aid to city police departments. An additional $80 million in cuts to various state departments could result in the closure of some CalFire stations, eliminate seasonal lifeguards at state parks, roll back some flood-control and boating safety programs, reduce the number of park rangers and curtail some services for the developmentally disabled.” http://www.latimes.com/news/opinion/endorsements/la-ed-end-prop30-budget-cuts-20121102,0,6650069.story
We’ve been able to prevent a 3 week cut of the school year and other massive cuts to public schools and community colleges. While this isn’t going to directly make public education better, it will surely prevent it from getting much worse.
Oni KoroshiParticipantI’m in favor of the death penalty but I never knew that the death penalty was such a financial burden on the state for such an ineffective task.
California has spent $4 billion since ’78 to execute 14 people. I think a majority of people wrongly believe that the death penalty is cheaper than keeping people in jail for life. I wish the proponents of this bill would have adddressed the financial affects more.
