BTW, if the future Lopez Canyon Way is any where close to the current Lopez Canyon Trail, these homes will fly off the shelf as it would actually be possible to bike to Qualcomm.

–Bonita VistaNotably absent: Carlsbad, San Marcos, Mira Mesa, Scripps
Canyon Crest and Torrey Pines beat out some of the typical top ranked LA/OC schools such as Irvine’s Uni High, Fullerton’s Troy, San Marino, and Palos Verdes. With Westview and rest of PUSD schools not far behind. This is going to add fuel to the Asian influx into the 56 corridor that started taking off about 10 years ago.
ocrenterParticipantER, plus you can just pay off the MR. After that, you figure $100 for cable is already counted. So $300 plus HOA for guard gated community. I don’t think I’ve seen any gated communities with HOA less than $250 around here.
Did you ever find out what the pay off is for the MR in santaluz?

Well, it has been a buy signal for the last 3 years. The buyer just had to be disciplined in avoiding the “regular sale” listings. Personally it made more sense to chase after REOs and short sales over the last 3 years when most folks were still “waiting” for the bottom as opposed to fighting with 10 offers per listing at the “bottom.”

Wonder why the interest on the student loan was so high. I consolidated mine around a decade ago at 2.5%. Does the generally low interest rates over the last few years not apply to student loans?
Other things to add. The key here is to understand pre-tax cost vs post-tax cost. For example, that $500/month you save by not hiring a maid, a gardener, a pool guy, and being off cable is post tax saving. Depending on your tax bracket, that amount may have been $700-900 pre-tax. Looking at things from that prospective really magnifies the importance of saving and keeping your monthly overhead down.

to the OP, just as long as you stay away from the dark brown you should be fine. my personal experience is the northern reaches of RB (aka the Trails) is essentially the border of that dark brown region on the map. And as the map demonstrates, the more north you go on the I15 corridor, the hotter it gets.

There’s a huge selection of 3000-5000 sqft homes with decent sized lots throughout Poway at that price point. Most probably around 20 years old. If you guys would like a pool and enjoy 6 month of swimming season, Poway is the place for you. May not have as many young families since the housing stock is older.
Samething with the Trails, except you are looking at even older homes on hilly lots. A lot of them were destroyed during the last fire, therefore there may be some newer customs there for sale. A lot of older physicians that work in Escondido own there.
There is a small gated community adjacent to the Trails, much newer, maybe circa 2003? The homes are 4000-5000, should have some young families.
You re not going to like most of 4S or Del Sur. too small with small lots. But maybe consider Ivy Gates in south 4S. These are larger homes around 5000 sqft, built during the peak, complete with large 1/2 acre lots. Definitely will have plenty of young families.
Just west of 4S is three gated communities known as Santa Fe Valley. These are also estate sized, large 1/2 acre lots, built circa 2000, so vegetations are mature as well. Most of these resales will likely have pools as well. There is also a new development in this area, Mission Ranch within your price range on average of 1/2 acre lots. Both of these will have plenty of young families.
Santaluz and Crosby lots are actually not as big, the true estates on 1 acre lots are going to be over your price range.
Stonebridge is Scripps Ranch zip but goes to Poway schools. New homes are still being built by Toll Bros and Standard Pacific, within your price range. There are also a good number of distressed homes. Most homes are on 1/3 to 1/2 acre lots. there are plenty of young families.
ocrenterParticipantWe have been in the PUSD area since we moved into the area 6 years ago and would highly recommend it. The schools are top rate and the environment very family friendly and great for folks that enjoy the outdoors.
micro-analysis of the area:
–the Trails, older estate homes, no mello roos, very hot in the summer. Essentially just south of Escondido
–northeast Poway, gated estates mostly. Low mello Roos but higher HOA. Again, very hot in the summer.
–Stonebridge, new upper end homes with mello roos, all PUSD mello roos can be paid off, approx 60k. Factor that into purchase price. Much cooler compared to poway.
–4S south, low MR, low HOA, best schools in PUSD, summer better than poway.
–4S north, high MR, low HOA, very crowded, over built during the bubble. Most of distress concentrated in this area
–del sur, very high MR, high HOA, small homes on small lots
–Santa Fe Valley, newish larger homes on large lots, very low MR, gated, HOA reasonable.
–santaluz and the crosbys, beautiful very high end homes with steep MR and HOA.I would say as for school age children and young families, all these areas fit the criteria except for the Trails and less so northeast poway estate homes.

1800+ units isn’t too crazy when you think about the Stone Creek master plan that will come into South Mira Mesa. That master plan will include over 5000 multi-family units. Mira Mesa is going to be much denser than it is today in the next 10 years.[/quote]oh boy, you think Mira Mesa/Black Mountain is bad now… hey, at least the city should make a killing from the red light camera when cars are stuck in the middle of the intersection…

Especially with the way he simply “created” his own ophthomology board just because he had issues with the legit governing body. Flu, can you imagine going to an oncologist that reports he is board certified but it turns out the board was created and run by him.
The whole thing is so self serving. When he disagrees, the government is interfering. But when it serves him, suddenly the government should intrude.

I think MSM will be widely reporting the “bottom” pretty soon. Along with the very low inventory, I think the bargain basement and low offer days are done. The low interest rates will continue to help prop this slow recovery up.
Given the mess in Europe, our government will have the ability to keep down the low rates for quite a while. Remember, an ultra low rate is very good for world’s leading debtor nation.
