And the Israel lobby is for better or for worse one of the more powerful forces around.

These are typically co-ops instead of just condos.

Any advice would be appreciated.[/quote]Not too familiar with San Clemente except it is quite far from the center of OC and there’s always some serious bottle neck where the I-5 twists from the coast into Saddleback Valley. But it should be cheaper beach alternative compared to the rest of south OC, and certainly a viable alternative if you don’t need to venture north too frequently.

I guess this is the source of that Clinton’s employment data under Dem vs GOP.
Hate to admit it, but it makes a lot of sense. If my income over $250k is taxed at 50% instead of 30%, I’m penalized for saving that money or using that money for personal use. Instead, I’m given essentially a 50% off coupon to buy anything and everything that can be office related so I can expense out those purchases to bring my tax base down to $250k. More money is pumped back into the economy this way. Which then trickles down through the economy.
Whereas if that over 250k tax rate is treated exactly the same as those less than $250k, I might just put off those office purchases and save and bank that cash instead. The money is removed from the economy.
I’m sure Romney fully understands this too. Although I doubt the GOP base really comprehends this.

Typically I see the city/school district simply generating new MR for the new constructions.
The only time MR gets reduced is if the city/district is considerate enough to refi to a lower rate.

If you are within the PUSD territory, be sure to vote the board members responsible for this mess out of office.
Looks like the superintendent can’t even manage his own finances, bought at the peak and currently foreclosing. Is it any surprise PUSD will eventually declare bankruptcy because of this guy.

Have encountered one single one near the garage and it was an automatic kill order.
Otherwise since we are not canyon adjacent this has not been an issue.
I agree with everyone so far, snake fencing is a must for all canyon adjacent homes.
ocrenterParticipantI have to agree Temecula should definitely be in the running. Especially areas west of the I-15, the number of estate homes on acres are plenty and the OP can have his pick. the schools would be excellent as well.
I do think Poway should still be on the list, perhaps less available that would allow for poultry farming, but there should still be some. proximity for SD and the coast plus the schools would be a better plus.
Do not think Valley Center is a good idea. it isn’t freeway close. you’ll be shopping in Escondido, and schools are not that good.

nearby Aliso Viejo is perhaps $250-$300/sqft vs $200/sqft in Laguna Woods.
Let’s say $300/sqft in AV for a 1000 sqft condo, that’s $300k along with $250/month HOA. with 50k down and the rest at 3%, you’ll be looking at $1300/month for mortgage + HOA.
LW would be $200k for the same condo, 50k down, you’ll be looking at $630/month but $600/month HOA. So you’ll be looking at $1230/month for mortgage + HOA.
So you save $70 by going with LW.
But AV condos are all from the ’90 to 2000 whereas LW condos are from the 60’s.
LW condos have zero insulation. which means lots of AC time in the summer and lots of heater time in the winter.
people chose LW because of the clubs and the services like the shuttle that’s included in the HOA that takes you to the big box stores and the buffet outside of the gates. it is good for a certain set of folks.

Problem is the inventory is beyond thin at this point. Most are short sales in contingency.
I would vote for the shorter commute as well, but getting a townhouse for less than $360k in SR is no easy task.

certainly there’s going to be individual differences school to school. but I do think the Asian exception is a pretty set item.
as for Point Loma. in comparison to other areas with similar income level, homeownership rate is lower. which does allow more lower income families into the area, diluting the school API figure. Again, MM doesn’t fit because of the Asian exception.
