Participantziprealty is really good about removing pendings from its list. Afterall, why have their agents waste their time over pendings. Yes there are some duplicate listings, I’ve seen Riverside being most problematic. SD and OC zip listings typically don’t see that.
I do agree that there are listings that DO NOT show up on ziprealty. maybe an “exclusive” listing by a REALTOR? but if your potential buyer is shopping on ziprealty, why would you want to keep your property away from being viewed?

Participantinventory is not declining, they just hit record high again here in SD. Read it here at BMIT!
it is like what one reader said on my blog. it is just like gardening, you plant your NODs, and within a few months they blossom into beautiful REOs. We are simply tasting the fruits of NODs filed back in Feb of this year, and that was only 1,300 in Feb. With the number of NODs progressing to over 2,000 in July, you do the math!

Participantone reason why I decided to post the finding is because I was also able to see the county transfer tax of $775, which is of course based on .11% of the purchase price of $705,000. So was that transfer tax an error as well?

are these guys serious? this 3,000 sqft POS for $1.5 million? that’s $500/sqft. what in the world are they smoking?
