I found examples of homes asking for at least 17% less than the nearest comp just 6-12 months prior in each segments of the market in 92011.

yes, I use ziprealty a lot. I signed up using an email account I don’t check very often, I just delete them en masse when I clean up that account occasionally.
and sometimes you can have a lot of fun with those realtor e-mails, for example, this Mike Dempster guy was really aggressive with his “we have hit bottom” e-mails. after my post he no longer “predict bottoms” any more.
